Do you want to play a role in global commerce?
Prologis is seeking to appoint a Fund Analyst within the Fund Management team. The candidate will work closely with the Fund and Portfolio Managers to assist in the day-to-day operations of a Prologis-managed fund in Europe. The role is expected to be based in Amsterdam. We are looking for a self-starting, problem-solving, pro-active person with strong analytical and financial skills to help the Fund Management team achieve its goals in a fast-paced environment.
Here’s how to do that:
- Model the portfolio performance and fund financial statements, both historic and projected returns
- Model the Fund’s sources and uses of capital on an ongoing basis
- Assist in the preparation of internal and external reporting packages on a quarterly basis, including analysis of fund performance, leasing, portfolio and credit metrics
- Compile and review the Fund’s quarterly investor reporting packages, including portfolio operational updates and review the quarterly NAV calculation
- Prepare internal reporting (Quarterly Performance Summary, fee projections, and other quarterly and ad-hoc deliverables)
- Liaise, prepare, provide and review data to external stakeholders, including MSCI and INREV, S&P and Moody’s, ensuring accuracy and consistency
- Assist in the preparation of institutional-quality annual plans, investment memos, and other meeting materials for the Investment Committee of Prologis, the Management Company of the Fund, and the external Investor Advisory Council
- Coordinate, review, and analyse budget and forecast projections prepared by the finance department throughout the year
- Assist in the preparation of the Fund’s annual business plan
- Respond to ad-hoc reporting requests and inquiries from investors, and participate in the due diligence process of prospective investors

- Analytical skills: strong attention to detail and ability to analyse financial and operational data without losing the broader context; ability to perform return and performance calculations including levered and unlevered IRR, NPV, fund returns, fund asset management and performance fees and other key metrics accurately and consistently
- Financial/accounting knowledge: solid understanding of accounting principles, fund financial statements, and cash flow projections; experience working with finance, capital markets, and treasury teams
- Hands-on, self-starter mentality: ability to manage and prioritise multiple tasks and ad hoc requests in a practical, independent way
- Interpersonal and communication skills: ability to communicate key analytical insights and fund updates effectively to both technical and non-technical stakeholders, including investors and internal teams
- Self-development: openness to feedback and continuous self-improvement
- Confidentiality: trustworthy and reliable when handling sensitive and confidential information
- Real estate knowledge: working understanding of the European real estate market and its key value drivers, including lease and asset-level analysis would be considered a plus
- Education: at least a Bachelor’s degree in finance, real estate, property, economics or related field; Master’s degree is considered a plus
- Advanced knowledge of Microsoft Excel and PowerPoint is required
- Familiarity with data analytics tools (e.g. Power Query, SQL, Python, or similar) and interest in automation and reporting processes is a plus, but not mandatory
- Fluent in English (spoken and written)
