Job Description Summary
As a Forward Planning Manager working for Taylor Morrison, you will be responsible for managing external consultants who support the due diligence, entitlement, and development planning of residential communities. This includes working through zoning and governmental approvals, overseeing the completion, submittal, and approval of construction plans, and guiding projects that may require more complex engineering and municipal coordination.Job Details
We trust that as a Forward Planning Manager you will: (responsibilities)
Perform due diligence including the physical and financial feasibility of a planned community
Walk the site with the ability to determine potential for special development situations
Be aware and knowledgeable in adjacent zoning classifications
Review existing and proposed zoning classifications, determine if existing stipulations exist
Work with consultants, including land planners, engineers, surveyors, and municipalities, to prepare and refine plans for submittal
Review civil engineering plans for value engineering opportunities and coordinate comments with design professionals
Attend and speak at public hearings and meetings with planning boards, commissioners, and local jurisdictions
Build and maintain strong relationships with county reviewers, city officials, and other local government stakeholders to support entitlement and final plat approvals
Set up meetings with planning directors and proactively facilitate entitlement conversations
Collaborate cross-functionally with the Land Acquisition department as needed
Willing to perform other duties as assigned

About you:
Bachelor's degree in Civil Engineering, Urban Planning, Real Estate Development, Construction Management, or a related field; or six to eight years related experience; or equivalent combination of education and experience
1 - 3 years of experience in land planning, engineering, or land entitlement preferred
Familiarity with zoning regulations, entitlements, and municipal approval processes
Experience presenting in public forums, such as planning commission meetings or public hearing
Financial acumen to assess site feasibility and project profitability
Ability to read and understand civil engineering drawings, grading and utility plans
Experience working across multiple counties in the Atlanta metro area (Gwinnett, Cobb, Forsyth, Cherokee, Dekalb, Fulton, Hall preferred)
Willing to travel locally as needed

Physical Demands:
Must be able to able to remain in a stationary position up to 50% of the time
The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
