Job Description

Westgate Resorts is seeking a detail-oriented Foreclosure Specialist to manage timeshare foreclosure accounts and support asset recovery efforts throughout the foreclosure lifecycle here in Ocoee, FL! This role is responsible for administering foreclosure activities, coordinating with attorneys and title professionals, researching ownership records, and ensuring compliance with state foreclosure laws, company policies, and regulatory requirements.

The ideal candidate will have experience in foreclosure processing, mortgage servicing, collections, title operations, legal support, default servicing, real estate administration, or timeshare operations. This position requires strong analytical skills, attention to detail, and the ability to independently manage multiple foreclosure accounts while meeting critical legal deadlines.

What You Will Do:

  • Manage delinquent timeshare ownership accounts through the foreclosure process from initiation to completion.
  • Review accounts for foreclosure eligibility based on company guidelines, contractual obligations, and applicable state laws.
  • Coordinate foreclosure actions with attorneys, trustees, title companies, and internal business partners.
  • Process completed foreclosures and facilitate inventory recovery back to company ownership.
  • Support deed-in-lieu, inventory recovery, portfolio cleanup, HOA foreclosure, and mortgage foreclosure initiatives.
  • Review, prepare, process, and maintain foreclosure documentation and ownership records.
  • Monitor statutory deadlines, foreclosure milestones, and compliance requirements throughout each case.
  • Interpret deeds, legal filings, ownership records, title reports, bankruptcy notices, probate documents, and foreclosure-related correspondence.
  • Ensure all activities comply with federal regulations, state foreclosure laws, company policies, and departmental procedures.
  • Research account histories, title issues, ownership discrepancies, probate matters, bankruptcies, and deed transfers.
  • Identify and resolve issues that may delay foreclosure activity, including legal disputes, title defects, ownership changes, and bankruptcy filings.
  • Work closely with internal departments to resolve account-related concerns and facilitate timely foreclosure completion.
  • Escalate complex legal matters and high-risk situations when appropriate.
  • Maintain accurate records and update foreclosure management systems throughout the foreclosure lifecycle.
  • Generate foreclosure reports, inventory recovery metrics, aging reports, and status updates for management.
  • Review and approve foreclosure-related invoices and expenses as assigned.
  • Coordinate post-foreclosure activities, including credit reporting and inventory transfer processes.
  • Assist leadership with special projects, process improvements, and operational initiatives.

What You Will Bring:

  • High School Diploma or GED required.
  • Minimum 1-3 years of experience in foreclosure, mortgage servicing, collections, title services, legal support, timeshare operations, real estate administration, or related industries.
  • Strong understanding of foreclosure processes and asset recovery procedures.
  • Ability to interpret legal documents, deeds, title records, liens, and ownership documentation.
  • Strong analytical, investigative, and problem-solving abilities.
  • Excellent organizational skills with the ability to manage multiple accounts, deadlines, and priorities simultaneously.
  • Effective verbal and written communication skills.
  • Proficiency in Microsoft Excel, Word, Outlook, and database management systems.
  • Ability to work independently and collaboratively in a fast-paced, deadline-driven environment.
  • Ability to maintain confidentiality and handle sensitive customer and legal information.
  • Experience with timeshare foreclosures, mortgage foreclosures, HOA foreclosures, or default servicing operations.
  • Knowledge of bankruptcy proceedings, probate administration, title curative processes, deed transfers, and real estate law.
  • Experience working with foreclosure attorneys, trustees, title companies, court systems, and recording offices.
  • Experience with foreclosure management software, reporting tools, imaging platforms, and document management systems.
  • Knowledge of title research, inventory recovery, and portfolio management practices.
  • Hospitality, vacation ownership, or resort industry experience.
