About the Role:- Develop, maintain, and refine transaction‑level financial models supporting lease acquisitions, renewals, restructures, assignments, and dispositions within the IBM GRE portfolio
- Perform scenario analysis and option evaluation (stay vs. relocate, renew vs. exit, restructure scenarios) to quantify cost, risk, and capital impact
- Analyze cash flows, comparing base case vs. projected scenarios; calculate NPV, IRR, and payback metrics in line with GRE decision frameworks
- Prepare market and financial comparables to support lease negotiations, acquisitions, and disposition strategies led by Transaction Managers
- Support annual budgeting, forecasting, and variance analysis for the IBM commercial real estate portfolio
- Produce financial decks, executive summaries, and insights for reviews with IBM GRE leadership and account governance forums
- Partner with Transaction Managers to identify financial inputs required to drive optimal transaction outcomes
- Work closely with the Account Director to support recurring and ad‑hoc reporting requirements
- Collaborate with internal C&W service lines and client stakeholders to ensure alignment between transaction strategy and financial outcomes
- Provide financial input into projects, initiatives, and ad‑hoc S&T assignments as required
- Maintain accurate and auditable portfolio, lease, and transaction financial records in line with account governance standards
- Bachelor’s or Master’s degree in Finance, Accounting, Economics, or a related discipline
- 1–2 years of experience in financial analysis, transaction advisory, or commercial real estate support roles
- Advanced proficiency in MS Excel, including complex formulas and financial modelling techniques
- Working knowledge of India commercial real estate markets and lease structures
- Strong analytical, communication, and stakeholder‑management skills, with the ability to convert financial analysis into actionable insights
- Comfortable operating in a client‑facing, account‑driven environment supporting enterprise‑level portfolios
