Key Responsibilities:
- Review rent rolls & operating statements, then utilize Excel to underwrite and create cash flow statements and property valuations on commercial real estate including retail, office, medical, and net lease.
- Conduct investment analysis, including cash-on-cash returns, and sensitivity scenarios to defend valuations.
- Analyze leases, property reports, and other financial documents as preliminary due diligence to ensure that any potential issues are uncovered prior to marketing.
- Assist in preparing offering memorandums, pitch books, and client presentations with compelling financial narratives.
- Track and interpret market trends, comparable sales, lease comps, and economic indicators to help provide more accurate valuations.
- Collaborate closely with brokers, research analysts, marketing, and finance teams to support transaction execution and strategy development.
Qualifications:
- 1–3 years of experience in financial analysis in a commercial real estate field is required.
- Ability to underwrite and calculate net operating income for commercial properties is required.
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or related field.
- Proficiency in Excel with advanced modeling skills; familiarity with Argus, CoStar, and Adobe Acrobat is a plus.
- Strong analytical, quantitative, and problem-solving skills.
- Excellent written and verbal communication abilities.
- Ability to manage multiple projects in a fast-paced, deadline-driven environment.
- High level of attention to detail and accuracy.
Preferred Skills:
- Experience working on property valuation or investment sales teams.
- Familiarity with retail, office, or net lease commercial real estate, 1031 exchanges, and capital markets structures.
- Working knowledge of real estate finance concepts and industry metrics.
