That structure matters for this seat. When you underwrite a renovation program here, the people who will execute it sit down the hall. When you model a lease-up, you can call the Regional Manager who owns the asset. Your assumptions get tested against real operating results in months, not years — and you get to see them all the way through.

THE ROLE

We are hiring a Financial Analyst to sit at the center of the acquisitions process and to carry the ad hoc analytical load for the existing portfolio. You will underwrite the deals that come across our desk, build the materials that go to Investment Committee, and support transactions from LOI through closing. Between deals, you are the person we turn to when a question comes up on an owned asset — refinance or hold, where the budget is drifting, what a disposition looks like at today's cap rates.

This is a high-repetition seat on a small team. You will touch more deals in a year here than you would in three at a larger shop, with direct exposure to the firm's principals from day one. We are looking for someone who wants exactly that.

WHAT YOU'LL DO

Underwriting & Deal Analysis

  • Build and maintain acquisition models for value-add and stabilized multifamily opportunities — pro forma NOI, renovation programs and rent premiums, sources and uses, debt sizing and sensitivities, and LP/GP waterfall returns (IRR, equity multiple, cash-on-cash).
  • Screen inbound broker offerings and off-market opportunities quickly, with a clear recommendation on which deserve a full underwrite and which do not.
  • Stress test every deal — exit cap, rent growth, expense inflation, interest rates, lease-up pace — so we know what has to go wrong before the deal stops working.
  • Own your assumptions. You should be able to defend any input in the model without opening it.

Market & Submarket Research

  • Build rent and sales comp sets, and shop comps directly — by phone and in person — where it matters.
  • Track submarket fundamentals: supply pipeline, absorption, employment and demographic drivers, and concession trends.
  • Maintain a working point of view on the markets we are active in, and the broker, sponsor, and seller intelligence behind the deals we track.

Due Diligence & Closing Support

  • Run the financial workstreams of diligence: T-12 and rent roll analysis, lease audits, expense normalization, tax and insurance underwriting, payroll and utility reconciliation.
  • Reconcile the underwriting to diligence findings and flag variances early — not at closing.
  • Coordinate third-party reports (PCA, environmental, appraisal, survey) and support the lender process through commitment and close.
  • Hand the asset off cleanly to Asset Management and the Emerge Living operating team, including the underwritten budget they will be held to.

Portfolio & Ad Hoc Analysis

  • Run hold/sell, refinance, and supplemental debt analyses across owned assets.
  • Build budget-versus-actual and variance analysis, and explain what the numbers are telling us — not just what they say.
  • Model capital plans and renovation ROI, then go back and grade completed programs against what we underwrote.
  • Turn ad hoc requests around quickly and cleanly. Some of the most valuable work in this seat is the analysis asked for on Tuesday and needed Wednesday morning.

Investment Committee & Investor Materials

  • Prepare IC memos and deal summaries: thesis, value-add lever, exit, IRR/MOIC, key risks, and pricing rationale.
  • Support investor-facing materials for offerings and periodic reporting, alongside the capital markets and investor relations team.
  • Maintain the pipeline tracker and deal database so the state of the pipeline is never a question.

WHAT THE FIRST YEAR LOOKS LIKE

  • First 30 days. You become an expert with our model, you  learn the investment strategy by consuming the last several IC memos and closed-deal files, and you begin screening inbound deals on your own.
  • By 90 days. You are the primary underwriter on live deals, presenting your own screens, and you have walked assets in at least two of our markets.
  • By 6 months. You are running the financial workstreams on a live diligence process, and the portfolio comes to you first for ad hoc analysis.
  • By 12 months. You have a defensible point of view on our submarkets, and you are the person in the room who knows the deal best.

WHAT WE'RE LOOKING FOR

  • 1–3 years in multifamily acquisitions, real estate investment banking, investment sales or debt brokerage, valuation, or a comparable analytical seat. Strong candidates coming out of an analyst program elsewhere in commercial real estate will be considered.
  • Bachelor's degree in finance, real estate, accounting, economics, or a related field.
  • Advanced Excel. You build models from scratch, you can pick up someone else's model and follow it, and your own work is clean enough that the next person can follow yours.
  • Working command of multifamily fundamentals: T-12s, rent rolls, NOI bridges, cap rates, debt terms and sizing constraints, and waterfall mechanics.
  • Precision under deadline. In this business a transposed number is a real dollar amount.
  • Clear writing. A good analyst can explain a deal in a paragraph.
  • Ownership. When something is yours, you chase it down without being asked twice.

Nice to Have

  • Experience in Sunbelt markets, particularly Texas and the Southeast.
  • Exposure to agency (Fannie Mae / Freddie Mac), bridge, and CMBS debt structures.
  • Familiarity with CoStar, Yardi Matrix, RealPage, Argus, Claude AI, or similar platforms.
  • Experience at a vertically integrated owner-operator or sponsor, and comfort with LP/GP structures and syndicated equity.
  • Property or asset management exposure. Knowing what happens at the community level is an advantage in this seat.

WHO YOU'LL WORK WITH

You will report to the Head of Acquisitions and work daily with the Acquisitions Directors, Asset Management, and the Emerge Living operating team. You will have regular, direct exposure to the firm's principals and will present your own work at Investment Committee.

LOCATION & SCHEDULE

Houston, Texas. This is an in-office role — proximity to the rest of the team is the point. Periodic travel to assets and markets across the Sunbelt.

Skills Required

  • 1-3 years of experience in multifamily acquisitions, real estate investment banking, investment sales, debt brokerage, valuation, or a comparable analytical role
