The Property Accountant is responsible for property accounting duties as well as accounts receivable processes for the Asset Financial Services Department.

ESSENTIAL FUNCTIONS:

  • Assist in the lease administration process, including review of all leasing activity, reporting and abstract preparation. Where necessary assist in the posting of tenant rents. 
  • Maintain accurate, up to date tenant ledgers and coordinate timely receivable collections with Property Management. 
  • Review aging reports and expense ledgers to identify and recommend monthly accruals and/or potential reclassifications. 
  • Analyze AR with Property Management to perform write-offs, determining bad debt recommendations, completing write-offs, and ensuring the timing and accuracy of move-ins/outs. 
  • Prepare and distribute annual CAM reconciliations.
  • Review and resolve tenant CAM and ledger audits.
  • Assist in review and preparation of annual budgets, forecasts and narrative and make recommendations as needed.
  • Receive and deposit tenant checks, review and reconcile ACH and lockbox receipts via various bank portals, post receipts to open charges and prepare deposits; review prepayments and post application to open charges. 
  • Review payables for accuracy, including proper allocation between entities, correct coding to general ledger accounts and correct invoice information.
  • Perform bank reconciliations and AR related tie outs.
  • Perform AR tie outs for various projects with banking institutions.
  • Collaborate with buyers, sellers and Legal to prepare prorations and assist with closing statements for dispositions and acquisitions.
  • Perform updates to BNA systems for tax analysis and fixed asset analysis for assets in multiple funds. 

NON-ESSENTIAL FUNCTIONS:

  • Operate standard office equipment. 
  • Respond to and resolve property issues and needs on short notice when needed. 

EDUCATION/EXPERIENCE REQUIREMENTS:

  • Bachelor's degree in Accounting or Related Field. 
  • Entry level to 2 years of accounting or related experience.
  • Real estate/property management experience preferred.

COMMUNICATION SKILL REQUIREMENTS:

  • Ability to read, analyze and interpret complex agreements.
  • Ability to communicate effectively, both written and verbal.
  • Ability to read and comprehend instructions, short correspondence and memos.
  • Ability to write professional correspondence and/or reports
  • Ability to effectively present information to customers, clients and other employees of the organization.

MATHEMATICAL SKILL REQUIREMENTS:

  • Arithmetic

REASONING SKILL REQUIREMENTS:

  • Highly analytical and detail oriented.
  • Deadline driven and ability to manage multiple tasks.
  • Ability to work independently while promoting teamwork.
  • Organizational and prioritizing skills. 

TECHNICAL SKILL REQUIREMENTS:

  • Proficient in Microsoft Office, especially Excel and Word. 
  • Knowledge of GAAP accounting. 
  • Familiar with property management functions.
  • Experience in Yardi, MRI or comparable software.

PERFORMANCE METRICS:

  • Accuracy in work product.
  • Timeliness in completion of work product.
  • Feedback from clients, peers, customers and other key contacts on effectiveness of the incumbent.
