The Finance & Information Specialist provides specialized finance/accounting-related services to the Real Estate Gifts team, within the Gift Planning department, which is part of the Global Development division.
The Finance & Information Specialist provides specialized finance and accounting services to the Real Estate Gifts team related to real estate transactions and administration, and reporting related to real estate gifts. They are an expert in their area of specialization. The Specialist must complete tasks accurately, efficiently and in a timely manner in support of fast-paced real estate transactions and asset management. They maintain a high level of expertise with the constituent relationship management system (CRMS) and use it to update donor information, produce reports, perform analysis, and track and cultivate donors. They maintain an advanced level of expertise with gift processing and gift planning policies and procedures, as well as file management systems.
The Specialist reports to the Real Estate Finance and Information Manager and manages deal tracking processes for real property gifts from acquisition through disposition and afterwards, including but not limited to:
Collect, process, and ensure payment of property taxes for each trade land. They will identify and resolve tax-related items such as exemptions, supplemental taxes, and various impacts of ownership changes.
Provide informational tracking for each type of trade land acquisition (Outright, Devise, Unitrust, Contingent Gift Annuity, Retained Life Estate, etc.) to ensure reliable asset management on behalf of donors and organization.
Request reimbursements related to trade lands from external parties including trust custodians using external systems.
Write and disseminate transaction summary reports to development and business unit staff.
Acts as a point of contact between donors, fundraisers, and TNC’s Real Estate Gifts team, managing and supplying information on the real estate gift program
Create invoices needed for payment to vendors.
Assist with corporate file closing & archiving processes
Ensure the Biennial Review process is followed
Maintain up-to-date procedure manuals.
Complete and mail out IRS 8282 form to living donors for donated trade lands sold within three years of certain gifts.
Provide backup support to Real Estate Gifts team where necessary and may provide support to other Gift Planning staff as needed.

Bachelor's degree in Finance, Accounting, Business Administration or related field and 3 years' related experience or equivalent combination.
Experience with accounting/financial issues and analysis.
Experience using accounting and financial reporting systems.
Technical experience with spreadsheet programs and financial management tools.
This position is based in the DC metro area and follows a hybrid work schedule with the expectation of up to 3 days in person work in the Arlington Office per week.
The starting pay range for a candidate selected for this position is generally within the range of $70,650 – $84,050. This range only applies to candidates whose country of employment is the USA. Where a successful candidate’s actual pay will fall within this range will be based on a variety of factors, including, for example, the candidate's location, qualifications, specific skills, and experience. Please note countries outside the USA would have a different pay range in the local currency based on the local labor market, and not tied to USA pay or ranges. Your geographic location will be confirmed during the recruitment.
