Job Summary:

 

Our Executive Regional Directors oversee multiple portfolios total over 100 locations. They provide leadership for the team of Regional Managers, lead regional strategic initiatives, and drive strategic growth and organizational alignment.

Essential Duties & Responsibilities:

  • Drive strategic growth and ensure organization is aligned with company values, policies, procedures, and compliant with all local, state, and national agencies.
  • Lead regional managers, ensuring that FWM goals are communicated clearly and to set direction and priorities for regions.
  • Oversee budgeting and capital planning. 
  • Work with HR, Compliance, and Executive leadership to ensure execution of operational strategy, policies, procedures, and training programs.
  • Use performance analytics for executive decision making.
  • Ensure that FWM goals are communicated internally in a clear way, ensuring that all employees are engaged and aligned with company goals.
  • Review and recommend strategic changes to operation structure to increase efficiency, effectiveness, and profitability of organization. 
  • Work with owners and high-level stakeholders to identify long term goals and objectives. Be responsive to owner's needs, goals, and objectives.
  • Monitor achievement of properties in region against financial objectives. Work with regional managers to correct unfavorable variances and improve NOI.
  • Manage annual budget preparation process with Regional Manager Team; ensure regional portfolios meet expectations.
  • Manage capital improvement presentation
  • Coordinate departments during operational set up of new properties, initiate functional Kickoff Meetings, act as regional Coordinator with Development and Construction on new projects. 
  • Works with Construction and Development on design and functionality of new projects, communicate and coordinate with VP of Operations.
  • Build relationships with state agencies and stay on top of any agency changes then making adjustments to internal policies as needed. Work directly with State agencies on training opportunities
  • Work closely with compliance team to ensure compliance standards are being met
  • Assess company moral and work closely with HR and VP of operations to develop and implement programs to increase engagement.
  • Provide mentoring, leadership, training, and development of regional manager team to ensure optimum productivity, responsible for recruiting of the regional manager position and performance management of the Regional Managers. 
  • Work directly with Compliance team to ensure SOP is maintained and updated as needed with current information following all IRS and State Agency guidelines. Plan and organize the roll out to the field.
  • Assume other responsibilities as signed by the director of operations

Required Qualifications:

  • Minimum of 10 years of management experience within industry
  • Must have expert level knowledge of LIHTC, HOME, and Section 8 affordable housing programs and compliance
  • Must be skilled in budget planning with a large portfolio and proven ability to lead and mentor team members.
  • Strong communication, financial, leadership and negotiation skills required
  • In-depth knowledge of property management practices within multi-family including proficiency in property management software.   Onesite or Real Page is preferable.   
  • Ability to effectively manage conflicts and resolve issues in a timely manner
  • Experience in file management, facilities management, and overseeing property operations
