Job Description

Overview: To achieve excellence in preventive maintenance programs at site with highest standards responsible for the installation, repair, and maintenance of mechanical, electrical and plumbing equipment, machinery and related controls and components at our client's facility.

Reports to: Regional Facility Manager or Facilities Manager

Main Roles and Responsibilities:

  • Control the daily operation of all mechanical equipment in the physical plant and buildings
  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards
  • Monitor Maintains responsibility for tenant services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency
  • Monitoring operation and maintaining refrigeration, water cooling and air conditioning equipment, boilers, Painting, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment
  • Performs and/or completes all tenant service requests accurately and expediently. 
  • Formulates and implements the preventative maintenance program for the building.
  • Performs preventative maintenance tasks in a timely manner. 
  • Monitors the quality and pricing of maintenance work performed by outside contractors. 
  • Be able to evaluate building systems to monitor and to improve performance to operate efficiently.
  • Complies with all policies and procedures established for the building.
  • Periodically acts as the on-call engineer for the portfolio of office buildings.
  • Actively participates in emergency response procedures, technical and safety training programs.
  • Perform all work using the proper safety equipment and in a safe manner
  • Willing to work unconventional hours during evenings, weekends, and holidays
  • Assist property manager as needed including building inspections, building operations, and facilities projects
  • Keep a log of maintenance performed
  • Walk-through building floors regularly to check for general irregularities
  • Routine property and equipment inspections, coordinating building services and contractors, troubleshooting repairs and equipment breakdowns, developing preventive maintenance schedules, tenant interaction, maintenance, and repairs
  • On call response to general building emergencies reported from our facilities essential team, including the local security staff

Qualifications

Required Knowledge, Skills and Abilities

  • High school diploma or GED as well as Universal CFC certification
  • Outstanding written and verbal communication skills (English and Spanish)
  • Minimum of 4 years of experience in electrical, HVAC trade, including chiller units and backup systems (generator and UPS).
  • Knowledge of maintenance and operation of building automation, water treatment and fire life safety systems
  • Knowledge of computers and computer programs such as:
  • Microsoft Office
  • CAD
  • BMS
  • Work order ticketing system(s)
  • Word, Excel, PowerPoint, Microsoft Teams

Work Hours: Varies upon the needs of the department.

Travel Requirements: This position requires travel 5-10% of the time.

Mental/Physical Requirements: This position will be performed in an office setting. The position will require the incumbent to sit and stand at a desk, communicate in person and by telephone, frequently operate standard office equipment, such as telephones and computers.
