The Role
Operate, maintain, and troubleshoot electrical distribution, standby power, control systems, BMS/BAS, fiber optic and low-current systems in commercial/institutional buildings. Develop preventive maintenance programs, perform inspections, coordinate with vendors/contractors, ensure code and safety compliance (including LOTO), and provide technical guidance to junior staff while supporting budgeting and spare-part planning.

Major Responsibilties


1) Technical Operations & Maintenance:
  • Operate, maintain, troubleshoot, and repair electrical distribution systems, including LV panels, transformers, switch gear, and cabling.
  • Maintain and troubleshoot standby power systems, including generators, UPS units, and automatic transfer switches (ATS).
  • Maintain, calibrate, troubleshoot, and repair electronic control boards, PLCs, sensors, and Building Management System (BMS) components.
  • Operate and monitor the Building Management System (BMS) software platform to track, control, trend, and optimize electrical, HVAC, and other connected building systems.
  • Maintain and troubleshoot the fiber optic cabling backbone and structured cabling, including inspection, cleaning, testing, splicing/termination coordination, and fault localization.
  • Maintain low-current/ELV systems such as fire alarm panels, CCTV, access control, and public address systems.
  • Develop, implement, and manage a preventive maintenance program for all electrical and electronic equipment.
  • Conduct routine inspections of electrical rooms, panels, and control systems to identify and resolve faults before they cause downtime.
  • Respond promptly to electrical faults, power outages, and control or cabling system malfunctions.

 

2) Compliance & Safety:

  • Ensure all electrical work complies with applicable electrical codes, manufacturer specifications, and safety standards.
  • Strictly follow Lock Out Tag Out (LOTO) and other electrical safety protocols at all times.
  • Maintain accurate records of electrical testing, inspections, and equipment certifications.

 

3) Coordination & Support:

  • Coordinate with OEM vendors and specialized contractors for major electrical repairs, panel upgrades, fiber optic works, and system certifications.
  • Support the Head of Facility / Head Engineer in budgeting and planning for electrical equipment, spare parts, and consumables.
  • Provide technical guidance to junior technicians on electrical, control, and cabling systems.

 

4) Any other assignment has been given by the line manager.



Requirements
Educational Qualifications:
  • Bachelor's degree or Diploma in Electrical or Electronics Engineering, or equivalent experience.
  • Relevant certifications (e.g., Electrical Safety, PLC/BMS, Fiber Optic/Structured Cabling, Fire Alarm Systems) are preferred.

Relevant Experience:
  • Minimum of 3-5 years of experience in electrical/electronic maintenance in a commercial or institutional building environment.
  • Experience working with electronic control boards, PLCs, and Building Automation Systems (BAS).
  • Hands-on experience operating Building Management System (BMS) software or equivalent software is required.
  • Experience maintaining and troubleshooting fiber optic and structured cabling systems.

Skills & Competences:
  • Ability to respond to emergency maintenance calls after hours and work flexible hours as needed.
  • English and computer knowledge.
  • Strong knowledge of electrical power systems, electronics, and control/automation boards.
  • Ability to read and interpret electrical drawings, single-line diagrams, and control schematics.
  • Working knowledge of standby power systems (generators, UPS) and low-current systems (fire alarm, CCTV, access control).
  • Proficiency in Building Management System (BMS) or equivalent software is a must-have, for real-time monitoring, control, alarming, and reporting across building systems.
  • Ability to maintain and troubleshoot fiber optic cabling, including testing, fault-finding, and coordinating splicing/termination.
  • Strong troubleshooting ability across all electrical and electronic parts of the building, with a focus on minimizing downtime and operational risk.
