Position Summary: The Disclosure Specialist verifies that mortgage disclosure packages comply with applicable disclosure regulations, as well as investor and agency disclosure requirements. The Disclosure Specialist is responsible for reviewing mortgage files for accuracy and completeness; monitoring the disclosure desk queue for review requests; as well as preparing and delivering disclosure packages to borrowers.


Essential Functions

  • Responsible for initial disclosures and re-disclosure processing.
  • Ensure that each disclosure package contains all expected disclosure documents, and all forms are completed accurately and in totality.
  • Ensure that disclosure packages comply with all applicable federal, state, and agency guidelines impacting residential mortgage originations and comply with prescribed regulation timelines at time of delivery to members.
  • Review loan summary forms, loan officer questionnaires and other relevant documents to identify associated fees paid by the borrower.
  • Monitor pipeline daily to ensure initial and re-disclosure packages are distributed within regulated timeframes.
  • Deliver mortgage loan disclosures in a secure manner to comply with IT security policy.
  • Regular, reliable, and predictable attendance.

 

Marginal Functions

  • Follow established document checklists.
  • Comply with industry-related regulations, requirements, and state/federal laws as applicable to the job duties of this position.
  • Monitor Disclosure Desk work queue and e-mail in box to support the entire team within prescribed service level agreement timeframes.
  • Answer calls, voice mails and emails in a timely manner ensuring exceptional customer service.
  • Communicate with production employees to validate fees associated with the presented mortgage transaction to ensure disclosures are delivered with the correct fee amounts.
  • With supervisor approval, perform minor corrective action to fees when necessary.
  • and save disclosure documents to ensure all file documents are captured.
  • Maintain compliance with and adhere to all state and federal regulations and Bank policies and procedures, including, but not limited to Bank Secrecy Act, SAR, CTR, FACT ACT, Community Reinvestment Act, EEO, and fair employment practices.
  • All other duties as assigned.

                                     

Minimum Educational & Experience Requirements

  • High School diploma required.
  • Bachelor’s degree in related field preferred.
  • Minimum two years mortgage industry experience. Experience preparing loan estimates and closing disclosures, preferred.
  • Demonstrated superior knowledge of mortgage disclosure requirements.

Minimum Skill Requirements

  • Professional and effective verbal and written communications
  • High degree of detail orientation
  • Demonstrated judgment and decision-making ability.
  • Demonstrated knowledge of loan products and down payment assistance programs.
  • Strong organizational skills
  • Ability to work independently with minimal supervision
  • Proficient with MS Office

 

Physical Demands

In terms of an 8-hour workday, “occasional” equals 1% to 33%, “frequent” equals 34% to 66% and “continuous” equals 67% to 100%.  However, some duties are performed monthly, annually or sporadically throughout the year and are essential functions.  Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions of the position, if the accommodation does not impose an undue hardship that would require significant difficulty or financial burden.
