Your Opportunity

Scion is paving a path in student living and we're seeking a talented Director of Sales to join us in executing our vision. This position will focus on revenue optimization and sales strategy, leading a centralized sales team to achieve annual and long-term resident satisfaction and financial objectives.

The Director, Sales is a strategic leader that excels in a fast-paced, agile, corporate sales environment. This role demands principled business thinking, well-honed leasing and sales skills, a stubborn refusal to settle, and an appreciation for bold innovation.

Your Responsibilities


  • Own the centralized sales team's strategic vision for lead generation, leasing conversion, and closing performance across the portfolio.
  • Lead the development and implementation of effective sales and leasing programs to maximize occupancy and closing rates while maintaining resident satisfaction.
  • Facilitate training and support to the sales team including business planning, performance tracking, troubleshooting and hands-on engagement.
  • Assess the effectiveness of sales programs and closing strategies using performance reports and market data.
  • Cultivate, enhance and leverage external and internal relationships to elevate company awareness and drive business.
  • Partner with the Revenue Management team to understand pricing strategy, rental rate positioning, and demand analysis, ensuring the sales team executes effectively against established rates and deployment strategies.
  • Provide input on annual property budgets from a sales and leasing performance perspective.
  • Assist in responding to lender and investment partner inquiries by providing accurate leasing performance, sales activity, and related details on behalf of the sales department.
  • Prepare accurate, reliable sales targets for executive management.
  • Manage and monitor all financial aspects of sales operations and proactively address potential issues.
  • Collaborate with Revenue Management and Brand & Marketing teams to ensure alignment between pricing, marketing, and sales/leasing efforts.
  • Attract, hire, retain and train exceptional team members. Provide leadership and coaching for staff performance and foster a positive and productive team environment.
  • Proactively succession plan and ensure successful operations in your absence.
  • Ensure property staff are appropriately trained on sales strategies and are achieving leasing and conversion goals to meet Scion’s overall revenue goals.

Operational Details


  • Based at Scion's Chicago corporate headquarters. Some travel required.

The base salary range for this full-time position is base + bonus + benefits. Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
