Portfolio Revenue Ownership & Strategy Execution
- Execute and own revenue performance across the assigned portfolio, ensuring pricing, occupancy, and revenue strategies align with broader financial and asset-level objectives.
- Develop, maintain, and continuously refine portfolio-level revenue, occupancy, and rate growth projections to support proactive decision-making.
- Implement asset level pricing, concession, and leasing strategies to achieve revenue growth and occupancy targets.
- Apply differentiated approaches across assets, balancing rate growth and occupancy based on performance, seasonality, and local market conditions.
- Execute pricing and occupancy strategies specific to Master Lease Agreements, Marketing & Licensing Agreements, and other partnership structures.
- Identify underperforming and outperforming assets, assessing portfolio-wide risks and upside opportunities, and take corrective action or escalate data-driven recommendations as appropriate.
- Lead the end-to-end pricing validation process within the revenue management system, ensuring accurate and consistent execution across the portfolio.
- Validate property-level pricing models by assessing Revenue Management system-generated recommendations against BI outputs, competitive data, field intelligence, and local market dynamics.
- Translate corporate and portfolio revenue strategies, system outputs, and market intelligence into actionable pricing, concession, and leasing execution plans at the asset level.
- Own day to day pricing execution and continuously adjust pricing strategies based on leasing velocity, demand shifts, and evolving market conditions to ensure timely and accurate outcomes.
- Ensure the accuracy and integrity of system inputs, configurations, and outputs across assigned properties.
- Develop and maintain short- and mid-term occupancy, revenue, and leasing forecasts at the property and portfolio levels, owning portfolio forecasting accuracy by integrating RMS outputs, historical performance, and real-time operational insights.
- Review and interpret all revenue management reporting, identifying variances and driving corrections or opportunities.
- Monitor and assess key performance indicators, including occupancy trends, leasing pace, rate realization, and revenue per unit/bed.
- Identify variances, risks, and opportunities, driving tactical adjustments and ensuring forecasts remain aligned with strategic priorities and evolving market dynamics.
- Evaluate leasing velocity, demand trends, and pricing performance to inform tactical adjustments.
- Provide detailed asset level insights and assumptions to support leadership forecasting and planning processes.
- Monitor competitive pricing, market conditions, and macro demand drivers at both the asset and portfolio levels to inform revenue decisions.
- Evaluate competitive positioning and recommend strategic pricing or inventory adjustments to protect or grow market share.
- Incorporate real time leasing results and field intelligence into pricing, forecasting, and system decisions.
- Maintain close partnership with Marketing Portfolio Management teams to understand property performance, campaign effectiveness, and demand impacts.
- Identify opportunities to improve results through pricing, timing, inventory exposure, and leasing strategy adjustments.
- Collaborate with the VP of Revenue Management to operationalize strategic shifts through pricing, forecasting, and system execution.
- Manage inventory allocation across assigned properties, including specialized unit types or segments.
- Ensure availability, pricing tiers, and unit/bed exposure are aligned with approved revenue and occupancy strategies.
- Support rent adjustments and inventory decisions for the master lease portfolio and other structured agreements.
- Validate system configurations, inputs, and outputs to ensure alignment with market conditions and strategic objectives.
- Identify process gaps or system inefficiencies and partner with the VP to recommend and implement enhancements.
- Coordinate with internal teams and external vendors on system implementations, updates, and issue resolution.
- Perform other duties as assigned by the supervisor to support evolving revenue initiatives and business needs.

Skills, Knowledge & Expertise
- 5+ years of experience in revenue management, property management, and leasing and marketing.
- Strong technical proficiency in revenue management systems.
- Detailed knowledge of student or multi-family housing.
- Highly detailed and the ability to manage a high volume of property level data with timeliness and precision.
