The Four Seasons Hotel New York Downtown is looking for a Director of Residences who fully embodies our values, shares a passion for excellence, and infuses enthusiasm into everything they do. As Director of Residences, you will be accountable for shaping the client experience by providing exceptional service in support of our world-renowned hotel. FSNYD is recognized as a Forbes 5 Star Hotel; Forbes 5 Star Spa and AAA 5 Diamond Hotel.

This position reports to the General Manager. Work authorization for the location is required.

BASIC PURPOSE:

The Director of Residences will provide strategic leadership and management for all aspects of the residential operation.  The ideal candidate is someone who enjoys connecting with both guests and employees alike, who is passionate about providing exceptional service and can inspire others to offer great service.  They will need to have the ability to connect and cater to discerning individuals.

ESSENTIAL FUNCTIONS:

• All Four Seasons residence Policies and Procedures are followed.
• Identify and develop strategies to enhance the residential value proposition (in line with Four Seasons Policies & Procedures).
• Accountable for ensuring attainment of the residential goals and objectives (including financial and capital reserve plans).
• Accountable for continuous improvement in overall operations with an emphasis on increasing owner satisfaction, revenue and reducing costs with the approval of the GM.
• Master the syndicate allocation methods, budget process and financial reporting obligations (with the assistance of the Director of Finance).
• Manage operational challenges & opportunities.
• Conduct meetings with Board of Directors with respect to By-Law requirements.
• Lead HOA budgeting and annual meetings and manage HOA Board Meetings (Maintain the books and minutes of the HOA and ensure they are kept updated as per the Property Documents).
• Maintain appropriate relationships with the developer, hotel and residential owners.
• Attend and participate in all Executive Committee meetings and events.
• Responsible for the performance and development of the entire Residential team
• Ensure the facility is well maintained to Four Seasons standards with respect to Housekeeping and Engineering.
• Actively participate in all appropriate operations committees and preventative maintenance programs/initiatives.
• Be accountable in the event of any residential emergency or safety situation and comply with all local codes and ordinances with a focus on resident and employee safety.
• Represent the interests of the Residences and of its personnel in a fair, impartial and equitable manner.
• Develop and implement the Annual Residential Marketing Plan.

NON-ESSENTIAL FUNCTIONS:

• Lifting equipment up to 40 lbs.
• Assisting in hotel’s effort to conserve energy

KNOWLEDGE AND SKILLS:

• Education: University Bachelor’s Degree, Business, Finance or Real Estate Management preferred.
• Experience:      
  • Professional property management certification such as IREM or CAI or similar preferred.
  • 3-5 years of property management experience and work authorization for employment in the United States in the related position with Four Seasons or other organizations.
• Skills and Abilities:     
  • Someone who understands excellence and with luxury property management experience
  • Someone who can represent the interests of the Residences and of its personnel in a fair, impartial and equitable manner.
  • Someone who can conduct themselves in an ethical and exemplary manner.
  • A leader with intellectual and emotional maturity
  • A leader with intellectual and emotional maturity. Someone with a positive attitude and willingness to continue to learn.
  • Local 6 Union experience preferred.
  • Ability to read and speak and write English.
• Travel required: None
• Hours required: Eight hour shift; scheduled days and times may vary based on need.

Salary Expectation- $180,000-$190,000
