We are seeking a highly motivated, organized, design-oriented professional to support our team at Anchor Management Group as the Director of Preconstruction, experts in vertical construction and project management. Delivering end-to-end design-build capabilities for elite facilities, Anchor Management Group specializing in Feasibility Studies, Master Planning, Engineering, Design-Build, Pre-Construction, and Construction Management services.
The Director of Preconstruction will lead and oversee a dynamic team of professional preconstruction PM’s managing large-scale construction projects across the Mid-Atlantic. This role plays a critical function in our project lifecycle—taking ownership of the preconstruction phase, from initial budgeting and utility coordination to consultant oversight and permit readiness. You will serve as a strategic liaison between internal stakeholders, external consultants, and construction partners to ensure alignment, accuracy, and readiness for successful project handoff and execution. You will be working from the Conshohocken PA office mainly, or you may be called to work onsite if needed.

What you’ll do:
Lead Preconstruction Efforts: Oversee all preconstruction activities for complex, multi-million-dollar projects, ensuring milestones are met from initial budgeting to construction start.
Team Oversight & Budget Management: Guide and support a team responsible for finalizing project budgets and pricing. Ensure clear, well-documented bid tabs are issued to construction teams for contract award and buyout.
Utility Coordination: Manage utility design and application processes across various jurisdictions, ensuring timely approvals and coordination with utility providers. Develop and coordinate FF&E packages.
Permitting Strategy: Drive permit acquisition strategies, including land and building permits. Work closely with consultants and municipalities to monitor and expedite submissions and approvals.
Consultant & Contract Management: Develop and manage consultant contracts. Oversee production of construction documentation, ensuring that drawing sets meet all permitting and construction deliverables.
Scheduling & Milestone Tracking: Build and maintain preconstruction schedules—tracking critical path activities such as permit issuance, utility installs, and CD completion. Maintain visibility across all stakeholders to ensure readiness for construction kickoff.
What you need for success:
Experience: 10+ years of construction (vertical – ground up) project management
Proven leadership on projects exceeding $5 million in value.
Experience in Sports facility construction is a plus.
Education: Bachelor’s degree: Architecture, Construction Management, Engineering and/or related experience.
Expertise in planning, coordinating, and executing construction tasks in line with project specifications, timelines, and budgets; skilled at troubleshooting issues through a team-focused approach.
Leadership: ability to build and manage a Project Management team
Software Proficiency: Proficiency with Bluebeam Revu and Microsoft Office Suite and Procore Construction Software
Proficiency in AutoCAD, Adobe Creative Suite
Technical Skills: Knowledge of building codes, construction detailing, and materials is required
Communication: Strong organizational and communication skill
Self-motivated, team oriented, and flexible
