Director of Multifamily Management

Position Overview
The Director of Multifamily Management is a senior leadership role responsible for the strategic oversight, operational performance, financial success, and long-term asset value of an assigned multifamily portfolio. This position leads Regional Property Managers, Regional Property Coordinators, and Regional Corporate Maintenance team members to drive occupancy, revenue growth, expense management, resident satisfaction, team development, and asset preservation.
The Director develops and executes portfolio strategies that optimize performance in alignment with Drucker + Falk's key performance indicators, ownership objectives, and service standards while ensuring regulatory compliance and exceptional resident experiences. This role also supports the company's continued growth through business development, market analysis, and acquisition due diligence.

Key Responsibilities
Portfolio Performance + Asset Management
- Develop, implement, and oversee strategic management plans for assigned multifamily portfolios.
- Drive portfolio performance through optimization of occupancy, revenue growth, expense management, and resident retention.
- Establish and maintain economic occupancy and collection standards at the highest achievable levels.
- Ensure teams maximize collected occupancy by minimizing delinquency, vacancy loss, concessions, and bad debt.
- Monitor and analyze key performance indicators (KPIs), market trends, and financial results to identify opportunities for improvement.
- Review operating statements, variance reports, and property performance metrics to ensure financial objectives are achieved.
- Design and implement systems and processes that maximize property cash flow and asset value.
- Lead long-range planning initiatives to position assets for refinancing, recapitalization, disposition, or acquisition opportunities.
- Partner with ownership groups to execute investment strategies and achieve asset objectives.
Leadership + Team Development
- Provide leadership, coaching, and accountability for Regional Managers and property management teams.
- Foster a culture of excellence, engagement, accountability, and continuous improvement.
- Oversee recruiting, onboarding, training, succession planning, and professional development initiatives within the portfolio.
- Establish clear performance expectations and hold teams accountable for achieving operational and financial goals.
- Promote collaboration and strong working relationships across operations, maintenance, marketing, accounting, and support departments.
- Recognize and reward high-performing team members while addressing performance concerns promptly and effectively.
Financial Management
- Participate in the development, review, and approval of annual operating and capital budgets.
- Monitor portfolio financial performance and implement corrective actions when necessary.
- Ensure effective expense management and cost-control practices while maintaining service and asset quality standards.
- Review and approve major expenditures and capital improvement projects.
- Monitor utility consumption, service contracts, and operational expenses to ensure budget compliance and efficiency.
- Collaborate with accounting and ownership groups to ensure accurate forecasting and financial reporting.
Marketing, Leasing + Resident Experience
- Partner with the Director of Marketing, Director of Training, Director of Maintenance, and operational teams to develop and execute property-specific marketing and leasing strategies.
- Support revenue management initiatives, rent growth strategies, and pricing optimization.
- Ensure exceptional resident satisfaction through service excellence and consistent customer experience standards.
- Monitor resident retention, online reputation management, and customer satisfaction metrics.
- Encourage innovation and best practices that enhance leasing performance and resident engagement.
Property Operations + Capital Planning
- Partner with the Director of Maintenance to ensure all communities maintain superior physical conditions, curb appeal, and operational standards in line with DF best practices
- Oversee the execution of preventive maintenance programs and capital improvement initiatives.
- Establish and monitor long-term capital replacement and asset preservation plans.
- Collaborate with maintenance leadership to ensure operational efficiencies and compliance with company standards.
- Evaluate property conditions regularly and develop action plans to address deficiencies and enhance value.
Compliance + Risk Management
- Ensure compliance with all applicable federal, state, and local laws, regulations, and housing requirements.
- Maintain expertise in Fair Housing, landlord-tenant laws, risk management practices, and industry regulations.
- Oversee property audits, inspections, and compliance reviews.
- Ensure company policies, procedures, and operational standards are consistently implemented throughout the portfolio.
- Identify and mitigate operational, financial, and legal risks.
Business Development + Strategic Growth
- Support company growth initiatives by participating in new business development opportunities.
- Conduct market analysis, due diligence reviews, and operational assessments for prospective management assignments and acquisitions.
- Assist in preparing management proposals, ownership presentations, and business development pitches.
- Represent Drucker + Falk professionally with clients, investors, industry organizations, and community stakeholders.
- Establish and maintain a regular cadence of client communication to review service satisfaction, gather feedback, address concerns, and confirm progress toward budget and operational KPI expectations.
- Contribute to strategic planning initiatives that support the continued growth and success of the company.
Organizational Leadership Responsibilities
The Director of Multifamily Management contributes to the overall success of Drucker + Falk through:
- Participating in strategic planning and organizational goal setting.
- Assisting with the development and execution of division objectives and initiatives.
- Reviewing portfolio staffing structures and resource allocation.
- Recommending and implementing operational policies, procedures, and best practices.
- Driving operational consistency and excellence across assigned portfolios.
- Promoting company culture, values, and leadership principles.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, Property Management, Finance, or a related field preferred.
- Minimum of 10 years of progressive multifamily property management experience, including multi-site leadership responsibility.
- Proven track record of improving occupancy, NOI, resident satisfaction, and team performance.
- Strong financial acumen with experience in budgeting, forecasting, and asset management.
- Excellent leadership, communication, coaching, and organizational skills.
- Experience working directly with institutional, private equity, and individual ownership groups preferred.
- CPM®, CAPS®, ARM®, or similar industry designation preferred.
- Proficiency with property management software, revenue management systems, and Microsoft Office applications.
