Summary:

The Director, Marketing is responsible for leading Arqline's marketing operations, community marketing performance, client communications, vendor partner management, and marketing technology administration across the portfolio. This role translates executive marketing and revenue strategy into disciplined execution through the Sr. Manager, Brand and Community Marketing Managers while partnering closely with Operations, Revenue Management, Business Development, ownership groups, clients, vendor partners, and executive leadership. The Director, Marketing serves as a people leader, client-facing marketing partner, and marketing operations owner with responsibility for driving measurable performance across corporate marketing, community-level marketing, HubSpot Sales Hub and Marketing Hub administration, top-of-funnel contact strategy, campaign execution, reporting, and vendor accountability.

Marketing Leadership & Team Management:

  • Lead, mentor, coach, and develop the Sr. Manager, Brand and Community Marketing Managers, fostering a culture of accountability, service, innovation, and performance.
  • Translate executive priorities into clear marketing plans, team goals, timelines, and measurable deliverables.
  • Establish expectations, workflows, and best practices that support consistent execution across community marketing, corporate marketing, client communications, and reporting.
  • Provide regular coaching, feedback, and professional development to direct reports.
  • Partner with the EVP, Community Marketing and Revenue Strategy to identify resource needs, process improvements, and opportunities to strengthen the marketing organization.
  • Support cross-functional alignment between Marketing, Operations, Revenue Management, Business Development, and property teams.

Community Marketing Performance:

  • Lead portfolio-wide community marketing strategy in partnership with Community Marketing Managers to increase visibility, improve leasing performance, and support occupancy, revenue, and asset performance.
  • Provide strategic oversight for property marketing plans, campaign execution, channel mix, budget allocation, and performance optimization.
  • Review traffic, lead generation, conversion rates, leasing trends, marketing spend, campaign results, and source performance to identify opportunities for improvement.
  • Identify top- and bottom-performing communities, diagnose performance gaps, and deliver actionable recommendations to improve results.
  • Monitor market and portfolio trends to ensure marketing strategies remain responsive to changing community needs, competitive conditions, and business objectives.

Vendor Partner Management:

  • Manage marketing vendor relationships, including agency partners, digital advertising vendors, website providers, social media platforms, CRM and marketing technology partners, creative vendors, signage partners, and other third-party marketing resources.
  • Establish vendor expectations, service standards, timelines, performance requirements, and accountability measures.
  • Review vendor deliverables for quality, timeliness, brand alignment, accuracy, and business impact.
  • Partner with internal stakeholders to evaluate vendor performance, resolve service issues, and recommend vendor changes or improvements when needed.
  • Support vendor onboarding, contract review coordination, budget tracking, and recurring business reviews in partnership with appropriate internal teams.
  • Ensure vendor activity aligns with Arqline's marketing standards, community goals, client expectations, and compliance requirements.

HubSpot, CRM & Marketing Operations:

  • Serve as the primary administrator and business owner for HubSpot Sales Hub and HubSpot Marketing Hub in partnership with appropriate internal stakeholders.
  • Oversee top-of-funnel contact strategy in HubSpot, including contact management, lifecycle stages, segmentation, campaign attribution, workflow governance, and data hygiene.
  • Build, maintain, and optimize HubSpot campaigns, landing pages, forms, lists, nurture workflows, email sequences, lead routing, sales enablement activity, and reporting dashboards.
  • Partner with Business Development, Marketing, Operations, and client-facing teams to ensure HubSpot supports pipeline visibility, client communications, lead generation, campaign execution, and reporting needs.
  • Maintain marketing operations governance, including standardized processes, naming conventions, campaign tracking, reporting consistency, data quality, and cross-functional workflows.
  • Analyze CRM and marketing funnel performance to recommend improvements to targeting, conversion, follow-up, and campaign effectiveness.
  • Train and support internal users on HubSpot processes, campaign standards, reporting expectations, and data quality practices.

Marketing Innovation & Digital Excellence:

  • Support the execution of Arqline's AI-powered marketing strategy by identifying opportunities to use automation, emerging technologies, and AI-enabled tools to improve marketing efficiency, lead generation, leasing performance, and customer experience.
  • Partner with the EVP, Community Marketing and Revenue Strategy and digital marketing partners to support search, discovery, SEO, local search, reputation management, and evolving AI search initiatives.
  • Coach marketing team members on modern digital marketing practices, AI capabilities, automation, analytics, and search trends.
  • Evaluate emerging marketing technologies, AI platforms, reporting tools, and digital best practices, providing recommendations for adoption or process improvement.
  • Support portfolio-wide consistency in digital listings, local search execution, online reputation practices, website content, and campaign performance standards.

Events, PR & Industry Presence:

  • Lead planning and execution of Arqline's conference, event, and industry presence, including event strategy, speaking opportunities, outreach, meeting coordination, hosted experiences, and post-event follow-up.
  • Partner with leadership and Business Development stakeholders to align event strategy with pipeline development, client engagement, brand visibility, and relationship-building goals.
  • Support PR, media relations, thought leadership, blog content, and corporate storytelling initiatives that elevate Arqline's market position.
  • Coordinate with internal and external partners to ensure event materials, messaging, follow-up, and reporting are completed accurately and on time.

Reporting, Analytics & Data Strategy:

  • Design, maintain, and present dashboards and reports that provide leadership, clients, and internal stakeholders with actionable insights into marketing performance, leasing trends, digital engagement, conversion metrics, and portfolio health.
  • Develop and support first-party data strategies that improve customer insights, CRM effectiveness, personalization, attribution, campaign performance, and long-term marketing planning.
  • Analyze marketing spend, cost per lead, cost per lease, lead source performance, channel effectiveness, campaign performance, and portfolio benchmarks.
  • Translate performance data into clear recommendations for marketing strategy, budget allocation, vendor performance, and operational improvements.
  • Ensure reporting processes are consistent, accurate, actionable, and aligned with stakeholder needs.

Compliance & Brand Standards:

  • Ensure all marketing practices comply with applicable Fair Housing requirements, ADA guidelines, privacy expectations, company standards, and all applicable federal, state, and local regulations.
  • Review marketing content, messaging, imagery, campaigns, and client-facing materials for accuracy, professionalism, compliance, and inclusive language.
  • Escalate significant brand, compliance, vendor, reputational, or performance concerns to the EVP, Community Marketing and Revenue Strategy.
  • Maintain awareness of multifamily marketing trends, CRM best practices, AI and search innovations, social media standards, and industry compliance expectations.
  • Promote consistent use of approved logos, messaging frameworks, brand voice, property names, campaign standards, and reporting practices across platforms.
Qualifications

Preferred Qualifications

Education:

  • Bachelor's degree in Marketing, Communications, Business, Public Relations, Advertising, or a related field preferred.

Experience:

  • Seven (7)+ years of progressive marketing experience preferred, including experience in multifamily, property management, real estate, hospitality, B2B marketing, agency, proptech, or a related industry.
  • Three (3)+ years of people leadership, team management, or direct supervisory experience preferred.
  • Experience managing community marketing, corporate marketing, client communications, vendor partners, campaign execution, events, reporting, and marketing technology platforms.
  • Experience with HubSpot Sales Hub and HubSpot Marketing Hub administration strongly preferred.
  • Experience supporting client success, ownership communications, business development, or account-based marketing preferred.
  • Experience analyzing marketing spend, lead generation, conversion performance, digital engagement, CRM data, and portfolio-level marketing results.
  • Experience working with multifamily marketing platforms, social media tools, CRM systems, website providers, digital advertising platforms, and reporting dashboards.

Certifications:

  • HubSpot certifications preferred.
  • Google Analytics, Google Ads, Meta, SEO, digital marketing, or project management certifications preferred.
  • Multifamily industry certifications or coursework preferred but not required.

Physical Demands:

While performing the duties of this job, the employee is regularly required to sit, stand, walk, communicate, and use hands to operate office equipment and technology.

  • Ability to lift and/or move up to 25 pounds occasionally.
  • Ability to sit or stand for extended periods while performing computer-based work.
  • Ability to participate in virtual meetings, presentations, client calls, and in-person meetings as needed.
