Marketing Director

Enterprise Solutions

ABOUT THE ROLE

STO Building Group’s (STOBG’s) Enterprise Solutions team is looking for an end-to-end Marketing Director. If you’re a leader that thrives proactively transforming business objectives into marketing strategy, strategy into creativity, creativity into delivery, and delivery into measurable results, we want you.

Enterprise Solutions brings together the strength of STOBG’s brands, expertise, and geographic reach to serve sophisticated clients with real estate portfolios across markets. Our marketing business partner will help us sharpen our position, tell our story, elevate how we show up, and ultimately help us win.

Based in our New York City office, this role sits at the intersection of brand, growth, client strategy, and pursuits. You’ll work directly with Enterprise Solutions leadership, account leaders, business development, and marketing teams across STOBG.

We’re looking for someone who can see the bigger picture and bring it to life: setting strategy, developing compelling content, shaping major pursuits, and creating standout presentations and campaigns.

This is an opportunity to help build something: a differentiated brand, stronger client experience, and a marketing platform that supports the continued growth of Enterprise Solutions.

KEY RESPONSIBILITIES

Strategy, Brand & Leadership

  • Develop and own the marketing strategy for Enterprise Solutions, ensuring consistency of voice, positioning, and brand standards

  • Partner with leadership, account executives and business development to align Enterprise Solutions initiatives with growth and pipeline goals, as well as account-based priorities

  • Serve as a strategic advisor to Enterprise Solutions leadership on brand positioning, market differentiation, and competitive messaging

  • Serve as steward of the Enterprise Solutions brand across the STOBG platform, ensuring consistent application of visual identity, voice, and messaging standards

  • Build and manage a KPI framework to measure marketing effectiveness across a long-cycle, relationship-driven sales environment

Content & Creative Direction

  • Develop storytelling themes, positioning statements, and messaging frameworks

  • Oversee thought leadership content (bylines, case studies, podcasts, white papers) that establishes Enterprise Solutions’ expertise with clients and industry partners

  • Guide the visual and verbal brand identity across print, digital, and presentation formats

Pursuits & Information Management

  • Lead marketing strategy and execution for RFP/RFQ pursuits from qualification through interview, including go/no-go input, kickoff and meeting management, win themes, and competitive positioning

  • Develop and maintain a library of reusable proposal content, project data sheets, resumes, photography, client testimonials and past-performance narratives

  • Lead interview/presentation preparation, including storyboarding, visual aids, and coaching pursuit teams on message delivery

  • Conduct debriefs to capture lessons learned and continuously improve pursuit strategy and materials

  • Track pursuit volume, win rates, and hit ratios to inform resource allocation and future go/no-go decisions

Go-to-Market Campaigns

  • Design and lead go-to-market campaigns for strategic initiatives — from positioning and messaging through channel plan and launch

  • Define target audience segments and craft campaign narratives tailored to clients, consultants, and industry partners at each stage of the pipeline

  • Set and track campaign-level KPIs (awareness, engagement, pipeline influence)

External & Internal Communications

  • Own external communications strategy, including press releases, media relations, award submissions, and executive visibility/speaking opportunities

  • Develop and maintain messaging platforms and talking points for executives and account leaders

  • Develop internal campaigns and content (newsletters, town halls, leadership messaging) that reinforce culture and connect to the broader business story

  • Partner with Client Experience Manager on communications and events supporting client engagement initiatives

Digital Marketing & Social Media

  • Own paid and organic social strategy, including budget allocation and campaign targeting for sponsored/paid social

  • Develop and maintain a content calendar that balances project showcases, thought leadership, culture/employer-brand content, and industry commentary

  • Manage the Enterprise Solutions website page’s content strategy and analytics (Google Analytics or equivalent)

  • Oversee email marketing programs — segmentation, automation, and nurture sequences for prospects, clients, and industry contacts

  • Track digital performance metrics across channels and translate results into actionable recommendations

  • Guide employee advocacy and executive thought-leadership presence on social channels

  • Stay current on emerging digital marketing tools and platforms (including AI-driven content and analytics tools) relevant to B2B marketing

Team & Process Management

  • Build and manage a team of marketing coordinators and/or designers

  • Manage external agency and freelance relationships as needed

QUALIFICATIONS

  • 8–12+ years of progressive B2B marketing experience, with at least 3–5+ years in a leadership role

  • Bachelor’s degree in marketing, communications, or related field

  • High proficiency in Adobe Creative Suite (i.e., InDesign, Illustrator, Photoshop, Lightroom), web-based tools, and Microsoft Office (i.e., Outlook, Word, Excel, PowerPoint). Ability to create and manage graphic design assets

  • Familiarity with CRM systems (i.e., Salesforce) and marketing automation tools (i.e., OpenAsset, Cosential, Monday.com)

  • Experience in A/E/C, real estate, or professional services/technical B2B sector a plus

  • Proven track record developing winning proposals and qualifications materials in a pursuit-driven business

  • Strong writing and editing skills; ability to translate technical/operational detail into clear, confident client-facing narrative

  • Experience building and reporting on marketing KPIs in a long-cycle B2B sales environment

  • Demonstrated experience planning and executing go-to-market campaigns, from strategy through launch

  • Hands-on experience with external communications/PR and internal/employee communications
