Position Summary

The Director of Marketing leads TI Communities’ marketing strategy across a diverse national portfolio. This role serves as a strategic marketing partner to support property results, providing guidance, planning, and performance insights to the operations leadership team, which owns execution at the property level. The role is a supervisory role reporting to the Vice President.

Key Responsibilities

  • Serve as the senior marketing resource for Regional Directors on positioning, performance issues, and market-level decisions.
  • Ensure TI Communities’ unique business model and Impact-driven culture are meaningfully reflected in marketing strategies, messaging, and materials across the portfolio.
  • Build property-level marketing plans and lead regular marketing reviews with regional leadership, presenting submarket specific data and actionable performance insights.
  • Set strategy and performance standards for ILS spend, with a focus on cost-per-lease and lead quality.
  • Manage external digital advertising vendors (search, display, social), set clear expectations, and make decisions based on results.
  • Build and maintain reporting that gives operational leaders clear insight into lead volume, conversion rates, cost-per-lead, and source attribution.
  • Identify and close gaps in the company’s digital marketing approach through new channels, better targeting, or improved automation.
  • Lead the company’s online reputation strategy, including review monitoring and response guidelines across all channels.
  • Design and review assets for property needs: websites, digital graphics, social content, email templates, flyers, signage, and promotional materials ensuring accuracy, brand alignment, and FHA compliance.
  • Deliver concise and consolidated marketing performance reports to the VP and operational leadership which spotlight performance gaps, insights, actionable metrics, track spend, and flag inefficiencies.
  • Monitor market trends, competitive dynamics, and renter behavior shifts to keep TI Communities well-positioned.

Qualifications

  • Bachelor’s degree in Marketing, Communications, Business, Psychology, or a related field;
  • 10+ years of marketing experience, with at least 6+ years in multifamily property management, or related industry, in a senior or lead role.
  • Demonstrated experience owning marketing strategy across a multi-property, multi-market portfolio.
  • Hands-on experience managing ILS platforms and digital advertising vendors across multiple markets.
  • Proficient in a graphic design tool (Canva, Adobe Creative Suite, or similar) and able to produce clean, professional work without outside support.
  • Familiar with Google Analytics, social media insights, and marketing automation tools.
  • Experience with Entrata is strongly preferred.
  • Proven experience managing at least one direct report, including setting expectations, giving feedback, and supporting development.
