A day in the life
As the Director of Development for our Mid-Atlantic - Maryland/Northern Virginia market
in the East Region you will take ownership of leading development activities for land and building developments. This includes pursuit, land due diligence, entitlement, design, permitting, and construction of industrial and warehouse facilities (both speculative and build-to-suit) and data center projects.
This role encompasses leading key projects and guiding the collaboration of a team of project management and design professionals. Responsibilities include forecasting development activities, providing cost and schedule information for investment memos, leading the technical side of the entitlement process, and optimizing designs and contractor bidding. Key success factors include: partnering with the local deployment team, enabling excellent communication with regional partners, innovating and implementing development best practices, and actively mentoring and managing a best-in-class development team.
The position requires a high degree of resiliency, energy, passion, technical competence, and integrity. The individual will be based between our Columbia, MD and Sterling, VA offices and interact daily with Prologis development, deployment, and leasing teams.
Key responsibilities include:
Managing all development aspects for Speculative and BTS projects including: Managing the entitlement, design and permitting processes.
Developing and maintaining strong customer relationships.
Establishing ownership and accountability for all assigned projects with an emphasis on meeting deadlines and deliverable expectations.
Collaboration with all stakeholders; such as Customer Led Development (CLD), Customer Led Solutions (CLS), Capital Deployment, leasing and Regional Property Management, Global Development Team etc.
Accountability for your development portfolio performance (design, cost, schedule, quality, safety).
Mentoring and leading junior colleagues by providing feedback, overseeing performance, sharing expertise and honing judgement skills.
Collaborating and shared learning with Development team members to provide continual resources and overall team growth and development.
Accountability for ongoing innovation and initiatives.
Driving impact through utilization of lean construction, GC bid negotiations and design optimization initiatives against targets.
Develop and strengthen relationships with local jurisdictions, general contractors and design consultants.
Demonstrate willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
Building blocks for success
Required:
Minimum of 7+ years’ experience in a similar role working in the field of Civil Engineering, Architecture, or Construction Management.
Experience in local industrial development, land municipal approvals, and construction.
Experience managing large scale and complicated sitework projects.
Experience leading build-to-suit projects, including leading coordination efforts with customer and customer’s vendors.
Proficiency in budget management and reporting.
Self-motivated and ability to multi-task and prioritize with minimal direction.
Computer proficiency: MS Project, Google Earth, ACAD viewer (in addition to normal Microsoft tools).
Excellent written and verbal communication skills. Ability to provide clear and concise understanding of all current projects and their statuses.
Promote a positive, can-do attitude with a real focus on Customer satisfaction, efficiency, and effectiveness.
Experience with managing entitlement processes in the DC metro area.
Ability to travel up to 40% of the time between our DC metro area offices - Columbia, MD or Sterling, VA.
Preferred:
Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is preferred, or equivalent experience.
A professional license (Engineer, Architect, etc.).
Combination of experience as project management with a general contractor/ A&E / owner representation.
Experience on BIM projects.
Hiring Salary Range of: $151,000 - $189,000. Salary and whole compensation package (bonus target plus LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
