Role Overview
This role leads the origination, shaping, and advancement of district energy and thermal infrastructure opportunities across the US West, with accountability for regional strategy, pipeline development, and opportunity prioritization.
The Director serves as the senior regional development lead for US West and partners closely with the VP of Development and cross-functional teams spanning project development, commercial development, operations, finance, and regulatory affairs to advance priority opportunities.
The position is intended for an experienced market leader with the ability to independently lead business development, navigate complex stakeholder environments, and move opportunities from early concept through commercial structuring and internal investment recommendation.
The ideal candidate blends deep technical knowledge in HVAC, utilities, and district energy with strong commercial judgment, business development expertise, and the executive presence required to represent the company with senior customers, municipalities, utilities, developers, and strategic partners.
Success in this role requires comfort operating in ambiguous, early-stage environments where projects are not yet fully defined, along with the ability to align stakeholders, shape commercially viable pathways, and drive disciplined advancement toward execution.
Key Focus Areas
Market Origination & Pipeline Development
Build, own, and continuously refine a pipeline of viable opportunities across the US West, aligned with Corix’s strategic priorities, target markets, and investment objectives.
Stakeholder Engagement & Market Presence
Develop and maintain senior relationships with developers, municipalities, utilities, institutional customers, and the AEC community, while serving as a visible market leader for Corix across the US West.
Deal Structuring & Advancement
Shape commercial approaches, partnership structures, and pursuit strategies that align customer needs with Corix’s risk, return, and long-term ownership objectives.
Regional Strategy, Ownership & Leadership
Own the US West development strategy, regional pipeline performance, and cross-functional alignment required to advance priority opportunities and support long-term market growth.
Core Responsibilities
Pipeline Development & Qualification
- Identify and prioritize target markets, developments, institutional customers, and strategic partners across the US West.
- Qualify and prioritize opportunities based on strategic fit, timing, competitive dynamics, capital efficiency, and likelihood of success.
- Maintain an active and well-organized pipeline with clear next steps and ownership
Strategic Selling & Opportunity Positioning
- Lead strategic, multi-stakeholder B2B sales efforts in complex and evolving environments
- Develop tailored engagement plans by counterparty, reflecting decision drivers, constraints, and timing.
- Position Corix by integrating technical feasibility, commercial value, and policy/regulatory context.
- Anticipate objections early and secure next-step commitments that maintain pursuit momentum.
Proposal Development & Commercial Materials
- Lead the creation of pitch decks and proposals from pursuit strategy through final submission.
- Translate technical and commercial inputs into clear, decision-ready messages for each audience.
- Coordinate internal contributors to produce cohesive, competitive submissions on schedule.
- Ensure consistency of messaging and positioning across all external materials
Relationship Management & Market Intelligence
- Maintain regular engagement with key stakeholders to understand upcoming developments and policy drivers
- Gather and synthesize market intelligence to inform pursuit strategy
- Identify early signals of opportunity before formal procurement processes begin
Opportunity Advancement
- Lead early-stage conversations to define project scope, stakeholders, and potential delivery approaches
- Drive alignment between external stakeholders and internal teams
- Maintain momentum through consistent follow-up, issue resolution, and coordination
Internal Alignment & Decision Support
- Prepare clear, decision-quality recommendations for executive leadership on:
- Whether to pursue an opportunity
- Proposed commercial approach
- Key risks and mitigation strategies
- Coordinate inputs from engineering, finance, and operations to support decision-making
External Representation
- Represent Corix in senior-level meetings, workshops, conferences, and industry forums across the US West.
- Build strategic industry visibility through external engagement, targeted association involvement, and executive-level relationship development.
- Contribute to building Corix’s visibility, credibility, and market position across the US West.
Qualifications
- 12+ years of experience in business development, infrastructure development, consulting, energy, or real estate, including demonstrated success in leading complex pursuits and commercial relationships.
- Bachelor’s degree in Engineering (Mechanical, Civil, Electrical, or related discipline) is preferred. Candidates with alternative technical or quantitative backgrounds combined with relevant industry experience will also be considered. An MBA is an asset.
- Experience working on complex, multi-stakeholder projects
- Strong familiarity with US West markets, including relevant developer, municipal, utility, and institutional ecosystems.
- Experience in mechanical building design, thermal energy infrastructure, or large-scale development is an asset
- Equivalent combinations of education and experience will be considered
Technical Skills
- Working knowledge of energy systems, district energy, or building systems (asset)
- Ability to engage in technical discussions without leading detailed design
- Strong proficiency in Microsoft Office (Excel, PowerPoint, Word)
- Familiarity and ability to leverage AI tools such as Microsoft Co-Pilot to enhance productivity.

Working Conditions
- Hybrid or remote work environment depending on location, based in the US West, with expected regional travel.
- Independent work with regular cross-functional collaboration
- Regular travel across the US West and occasional travel elsewhere in North America for customer meetings, industry events, and conferences.
