Open Position: DDC Associate Project Manager

About CMS Controls

CMS Controls is a leading building automation and controls contractor serving customers throughout North Carolina and the Southeast. We provide building automation, energy management, systems integration, lighting controls, and other facility solutions across a wide range of commercial and institutional facilities.

We are looking for a DDC Associate Project Manager (APM) to join our Controls Construction team. This position is designed for someone looking to grow their career in Building Automation System (BAS/DDC) project management while gaining hands-on experience managing projects from kickoff through closeout.

The Associate Project Manager will support Project Managers and Senior Project Managers on larger, more complex projects while also taking primary responsibility for smaller projects. The role will work closely with customers, subcontractors, engineers, programmers, field technicians, vendors, and internal operations teams to help ensure projects are completed safely, on schedule, within budget, and to CMS quality standards.

Key Responsibilities

  • Assist Project Managers with project planning, manpower scheduling, coordination, and overall project execution.
  • Independently manage smaller and entry-level BAS/DDC projects from project kickoff through closeout.
  • Participate in project kickoff meetings, site meetings, coordination meetings, and internal project reviews.
  • Document meeting discussions, action items, schedule requirements, and project updates.
  • Coordinate field manpower, subcontractors, material deliveries, and project schedules.
  • Track equipment and material deliveries and maintain project BOMs and project logs.
  • Assist with submittals, RFIs, change order documentation, billing, O&M manuals, and other project documentation.
  • Communicate with customers, contractors, vendors, and internal team members regarding project status and upcoming requirements.
  • Review construction drawings, specifications, control sequences, and project scope to develop a strong understanding of project requirements.
  • Monitor field progress and help identify schedule, coordination, scope, and cost issues before they impact the project.
  • Learn and apply project financial management practices including budgeting, forecasting, cost tracking, billing, and change management.
  • Support quality control throughout the life of the project and help ensure completed work meets CMS standards.
  • Build strong working relationships with customers and project partners while providing a high level of customer service.
  • Assist with project closeout activities to ensure documentation, punch-list items, training, and outstanding project requirements are completed.

This position provides an opportunity to develop the technical, financial, communication, and leadership skills necessary to progress into a full Project Manager role within CMS Controls.

Qualifications & Requirements

  • Experience in building automation, HVAC controls, mechanical construction, electrical construction, or commercial construction project management is preferred.
  • Previous DDC/BAS project management or project coordination experience is strongly preferred.
  • Working knowledge of commercial construction practices and building trades.
  • Ability to read and understand construction drawings, specifications, schedules, and project documentation.
  • Strong organizational skills with the ability to manage multiple projects, priorities, and deadlines.
  • Strong communication and interpersonal skills with the ability to work effectively with customers, contractors, subcontractors, vendors, and internal team members.
  • Experience participating in project meetings and coordinating with subcontractors and field personnel.
  • Basic understanding of project budgets, cost tracking, billing, and financial documentation; willingness to further develop these skills is required.
  • Proficiency with Microsoft Office products and general office technology.
  • Self-motivated and able to work independently while also functioning effectively as part of a project team.
  • Strong attention to detail and a willingness to take ownership of assigned responsibilities.
  • Ability to identify potential project issues and communicate them proactively.
  • Valid driver's license and ability to travel to project sites as required.
  • Flexibility to work outside normal business hours or on weekends when project requirements dictate.
  • Knowledge of Siemens, Distech, Tridium/Niagara, Trend, or other building automation platforms is a plus but is not required.

Physical Requirements

  • Ability to visit active construction sites and navigate typical commercial construction environments.
  • Ability to climb stairs and ladders and perform activities that may include bending, kneeling, reaching, balancing, pushing, pulling, and standing for extended periods.
  • Ability to assist with loading, unloading, moving, and storing materials or equipment weighing up to 70 pounds when required.
