Our Forensic & Valuation Services team is seeking a Cost Segregation Manager to join our growing practice. The Manager can be based out of any of our U.S. office locations (New York, NY; Buffalo, NY; Rochester, NY; Philadelphia, PA; Boston, MA; Braintree, MA; Burlington, MA; Princeton, NJ; Whippany, NJ; East Brunswick NJ; Red Bank, NJ; Providence, RI; Columbia, MD; Tysons Corner, VA; Nashville, TN; Boca Raton, FL; Orlando, FL; San Diego, CA; Los Angeles, CA; Orange County, CA; San Francisco, CA; San Ramon, CA; Portland; Seattle, WA). The in-office expectation is a hybrid schedule (3 days in office expectation per week).
As a Cost Segregation Manager, you will serve as a leader within the Cost Segregation practice, working closely with firm leadership to drive client success, develop team members, and grow the practice. You will oversee a portfolio of engagements, act as a trusted advisor to clients, and contribute to strategic initiatives while partnering with other service lines to deliver comprehensive real estate solutions.
Our Cost Segregation professionals help clients maximize tax savings opportunities through engineering-based analyses of commercial, residential, manufacturing, hospitality, healthcare, and other real estate assets. How you'll spend your time:
Leading and managing a diverse portfolio of cost segregation engagements for commercial, residential, and specialty real estate assets
Serving as the primary client contact and trusted advisor throughout the engagement lifecycle
Reviewing and approving technical analyses, engineering reports, and final deliverables to ensure compliance with IRS standards and firm quality requirements
Overseeing site inspections, cost analyses, and asset classifications performed by engagement teams
Driving practice growth through business development activities, including cultivating referral sources, identifying opportunities within existing client relationships, participating in networking and industry events, assisting with proposal development, and collaborating with firm leadership to expand the Cost Segregation practice
Providing technical guidance and mentorship to supervisors, senior associates, and associates
Managing client relationships and identifying opportunities for additional advisory, tax, valuation, and real estate services
Collaborating with partners and leadership on business development, proposal development, and practice growth initiatives
Participating in client presentations, networking events, webinars, and thought leadership activities
Managing engagement economics, budgets, staffing, and resource allocation
Monitoring industry trends, tax law developments, and IRS guidance impacting cost segregation services
Supporting recruiting, training, and career development initiatives within the practice

Bachelor's degree in Construction Management, Engineering, Accounting, Finance, Architecture, or a related field
8+ years of experience in cost segregation, construction consulting, engineering, real estate valuation, or a related discipline
CPA, EA, CCSP, or other relevant professional certification is a plus.
Significant experience leading cost segregation engagements and advising clients on depreciation strategies
Advanced knowledge of IRS cost segregation guidance, depreciation regulations, court cases, and revenue rulings
Strong understanding of construction methodologies, engineering concepts, and property cost analysis
Demonstrated success managing client relationships, engagement teams, and multiple projects simultaneously
Experience supporting business development efforts and generating new client opportunities
Knowledge of real estate valuation and appraisal methodologies
Advanced proficiency with RS Means, Marshall & Swift, Planswift, or comparable estimating software
Excellent leadership, communication, and project management skills
Strong Microsoft Office skills, particularly Excel and data analysis tools
Ability to travel approximately 25% of the year
The compensation for this position ranges from $130,000-$170,000. In addition to the base compensation, Withum offers a competitive benefits package and bonus program (for eligible roles) based on individual and firm performance.
