As a Cost Manager reporting to the Development Delivery Director, you will be an integral part of the development team.
The Development team is responsible for the entire process flow of delivering the physical data. One thing that distinguishes Vantage is that our Development Teams are given the responsibility and authority to directly drive the process. When compared to external resources, our internal team can ensure the key stakeholders are engaged in the decision-making process to align long-term operational sustainability with value engineering and cost metrics to deliver products aligned with corporate goals. This approach empowers each member of the team to drive high- impact decisions and even more impactful results.
Cost Manager duties:
· Fully understand the project scope and your responsibilities to the delivery team, a project could be a building or campus depending on size of the development.
· Collaborate with VDC consultants on the project team and VDC stakeholders, eg procurement, design, new site development, finance, legal, operations and fit-out.
· Interface with the client where required.
· Manage the cost and budget ensuring project is on budget – follow the cost manager guidelines.
· Prepare and submit reports detailing any movements and any new key issues or risks, as part of the monthly workday 2 “WD2” commercial submissions and CCF reviews and the monthly commercial management meetings.
· Calculate and report cashflow information correctly.
· Work with the project teams to identify risks to delivery, review and update the risk register, highlighting time and cost implications.
· Contribute to the production of cost reports and other detailed submissions required for the recovery of client reimbursable costs where works undertaken by the fit-out team.

· Alert senior leadership of any scope gaps and likely cost shortfalls.
· Provide input into value engineering exercises and assist in the coordination between all project stakeholders.
· Attend all relevant project, commercial and finance meetings.
· Input, review and validate purchase orders, final invoices, payment applications and retention releases.
· Evaluate claims from contractors, make recommendations and assist or complete negotiations with the contractors; this includes the GC, suppliers and consultants, validate invoices and retention release.
· Monitor and track project progress with the project scheduler to determine any contract and cost information.
· Carry out contract administration services in accordance with the building contract (the “Building Contract”), including issuing instructions, notifications, and executing all formal processes required by the Building Contract.
· Track returns of contractor contract obligations, ie bonds and warranties.
· Administer the business change control process REACH. Monitor, manage and advise on any variation or change, related to the scope, proposed and the effect that the acceptance of such variation may have on the schedule, quality and / or cost.
· Escalate any observed instances of non-compliance with the Company’s EHS guidelines.
· assist in the settling of any dispute or difference that may arise (unless and until such dispute is referred to a formal dispute resolution procedure).
· Assist the legal department regarding the settlement of contractual disputes.
· Alert the Delivery Director and Commercial Director to the possibility of receiving claims from consultants, suppliers or contractors; if claims are received keep all stakeholders informed.
· Attend all pre-start and start meetings both internal and with the contractor and other suppliers.
· Keep full and proper records of your commercial meetings and negotiations chaired and conducted.
· Work with fit-out teams for the proper coordination and communication with the tenant.
· Support the central function on the roll out of VDC process and assisting your site team in implementing these.
· Maintain central feedback and learning on cost estimating from prospects and projects and contribute to updating of best practices in estimating.
From time to time there may be a requirement to provide support to the central commercial function within EMEA.
· Estimating and cost planning to include producing and presenting final cost plans.
· Providing guidance and support to our cost management consultancies on the VDC processes.
· Tendering and procurement support, for example assisting in compiling the contractual documents.
· Provide day-to-day management to drive commercial best practices within EMEA.
