A Snapshot 

As Commercial Manager based in our HQ in Tokyo, you will report to senior management and work closely with various teams and leadership across the Asia Pacific region, making your mark in a number of ways: 

  • You will negotiate complex contracts, including the development and management of all contractual documentation, and provide support as a trusted business partner to the delivery teams on commercial and contracts issues across the entire lifecycle of AirTrunk data centre developments 
  • You will resolve contract interpretation issues and disputes in a creative manner, balancing both parties’ objectives and the long-term implications of changes and solutions 
  • You will lead innovations, initiatives and continuous improvements aimed at increasing quality, time, and cost efficiencies of the delivery of AirTrunk data centres 

Your Day to Day  

  • Lead contract, cost and claims management and strategy across Japan projects, partnering with the development team to resolve all day-to-day matters for in-flight projects  
  • Resolve contract interpretation issues and disputes in a creative manner, balancing both parties’ objectives and the long-term implications of changes or solutions 
  • Proactively onboard new vendors for Japan region 
  • Lead project close outs across region and conduct project lesson learned analysis upon all project completions 
  • Develop and manage effective and streamlined processes and procedures and develop metrics quantifying performance across all projects 
  • Assist with innovations, initiatives and continuous improvements aimed at increasing time and costs efficiencies of the delivery of our data centres 
  • Assist with preparing  business cases and analysis to management 
  • Develop and review tender packages including developing scope of works, bid templates, tender evaluations, reviews, contracts negotiation and recommendations 
  • Concurrently manage multiple projects including new data centre buildings and capital improvement projects associated with existing data centres 
  • Travel to data centre sites both domestic and internationally for project initiation, project reviews and audits, constructability reviews, commissioning, project close out, and the like as required. 

Requirements  

  • A relevant degree such as Law, Quantity Surveying, Construction Management or Engineering (or similar) with a minimum of 7 years' work experience in the construction industry 
  • Strong understanding of contract management and administration with a sound understanding of contract law 
  • Strong communication, negotiation, contract drafting and presentation skills 
  • Demonstrated success in directing and influencing multidisciplinary teams, consultants, and contractors to deliver high quality outcomes 
  • Demonstrable leadership and problem-solving skills 
  • Sound knowledge of Microsoft Office Suite and exposure to online collaboration tools 
  • Bilingual in Japanese and English. Have an attention to detail and be able to maintain high quality standards
