About the role

Opendoor is in the process of standing up a new mortgage lending business and we need a Compliance Manager to own regulatory compliance across our multi-state mortgage operation. This is a foundational hire: you will be responsible for helping build and manage the compliance infrastructure from the ground up.

You will report into the Legal team and work closely with mortgage operations, licensing, and business leadership to ensure we meet regulatory requirements and stay within regulatory guardrails while supporting a technology-forward lending platform. We're building something new, and we need someone who can apply strong regulatory judgment in a fast-moving, evolving environment.

What you'll do

  • Own and administer the Compliance Management System (CMS) for the mortgage operation, including policy development, training programs, and complaint management
  • Manage multi-state NMLS licensing for both the entity and individual loan originators, including new applications, amendments, renewals, and surety bond management across 47+ states
  • Prepare and submit regulatory filings, including HMDA LAR submissions, NMLS Mortgage Call Reports (MCR), and state-specific periodic reports
  • Resolve day-to-day loan-level compliance issues in a fast-paced origination environment, providing clear and actionable guidance to the operations team
  • Lead preparation for and manage regulatory examinations, from document gathering through remediation of findings
  • Track and implement regulatory changes affecting mortgage origination operations, ensuring the business adapts to new requirements proactively
  • Manage BSA/AML compliance program requirements, including SAR and CTR filing obligations; serve as AML Compliance Officer
  • Support compliance needs related to title and escrow operations as the business scales (training and support will be provided; prior title/escrow experience is not required)
  • Partner with legal, operations, and technology teams to find creative, compliant solutions that enable the business to move quickly within regulatory guardrails

What you'll need

  • Mortgage compliance experience at a non-bank lender, mortgage company, or state/federal regulatory agency
  • Expert-level knowledge of multi-state NMLS licensing for both entities and individuals, including applications, renewals, amendments, and surety bond management
  • Hands-on experience preparing and submitting HMDA LAR filings, NMLS Mortgage Call Reports, and state-specific regulatory reports
  • Strong understanding of the end-to-end mortgage origination process
  • Demonstrated ability to manage a Compliance Management System (CMS), including policy maintenance, training programs, and complaint management
  • Track record of managing state and federal (CFPB) regulatory examinations from preparation through remediation
  • Working knowledge of BSA/AML compliance program requirements, including SAR and CTR filing obligations
  • Experience resolving loan-level compliance issues in a high-volume origination environment
  • Comfort using AI tools and modern technology to support and enhance compliance workflows; willingness to operate in a tech-forward, non-traditional mortgage environment
  • Strong communication skills with the ability to explain regulatory requirements clearly to business stakeholders and find workable solutions within compliance guardrails
  • Bachelor's degree in business, law, or related field

  • Experience at a nationwide non-bank lender licensed in 30+ states
  • Familiarity with title and escrow compliance and licensing requirements
  • Experience identifying, tracking, and implementing regulatory changes across multiple jurisdictions
  • Prior experience standing up or significantly building out a compliance function at a mortgage company
  • Experience working in a startup, high-growth, or technology-driven lending environment


Location
This role is based in one of our offices, in-person four days per week. We're looking for candidates who are enthusiastic about an in-office culture; people who want to build alongside their teammates, not from a distance.
