How can you contribute to what we do?

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

  • Maintain productive and open lines of communication with Center Management, tenants, residents, shoppers, and vendors.

  • Visit, inspect and communicate with residents and staff on a regular basis.

  • Assist in overseeing all contracted service vendors at the site.

  • Take an active role in weekly team meetings.

  • Work with the Community Manager to conduct leasing activities at the property, responding to telephone inquiries, providing tours of apartments and amenities, following up with prospects, and coordinating all move-ins.

  • Assist in sales outreach and customer retention programs.

  • Work with Community Manager to ensure housekeeping is maintained and pleased with appearance of the center.

  • Assist with resident requests within 24 hours and escalate as needed.

  • Update resident directories and marketing signage as changes occur.

  • Assist property management with any facility related problems by recommending vendors to assist residents within units.

  • Assist in leasing goals by maintaining a safe, clean, and welcoming environment that enhances the resident experience and maintaining and improving retention rate.

  • Assist with vendor relationships including independent contractors such as janitorial, parking lot sweeper, snow removal vendor, vending machine vendors, trash removal company, landscaping, etc.

  • Reduce risk of accidents by monitoring property for safety violations and potential safety concerns and escalate when needed.

  • Support in ensuring all residents adhere to residential policies in lease.

  • Assist in maintaining the property to Tanger’s High Standards of Excellence to ensure a positive living experience for our residents while doing so within budget.

  • Assist in scheduling apartment turnovers within a timely manner.

  • Support in leasing apartments, respond to telephone inquiries, qualifying applicants, show apartments, ensuring all move-in paperwork is accurately prepared.

  • Assist in monitoring direction of rental activity and all on-site sales, marketing outreach, and advertising plans.

  • Assist in managing residential platforms such as apartments.com and LRO. 

  • Assist in on-going, in-depth knowledge of associated market, market rents and demographics to give a competitive edge.

  • Inspect apartments with the residents at move in/move out and complete all the necessary paperwork.

  • Accurately process and report receipt of application fees, security deposits, rents and other fees.

  • Learn and follow Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standards.

  • Assist in delinquent residents according to policy, collect late fees, and file on units at the appropriate deadline.

  • Assist in monitoring compliance and enforce Security/Safety Policies and Procedures to ensure a safe living environment. Report observed safety concerns to management.

  • Assist Community Manager in review of Tanger security policies and procedures with contracted security and center staff. 

  • Learn and ensure compliance with all Tanger Hazard Prevention and risk mitigation policies and programs to provide a safe shopping and work environment.

COMPETENCIES:

  • Ability to promote and enforce safety at all times, reporting potential safety issues or injuries immediately to management and be able to recognize potential parking lot hazards and unsafe conditions

  • Ability to maintain accurate records

  • Ability to maintain proper record keeping

  • Ability to meet safety, cleanliness and service standards throughout the property

  • Ability to observe conditions, follow established procedures, and escalate issues appropriately.

  • Ability to maintain and service all inventoried equipment

  • Ability to complete assigned tasks independently after training and seek guidance when needed.

  • Ability to work flexible schedule to accommodate business needs, including holidays

  • Ability to read and fully comprehend documents in English, such as: operations manual, facilities guide, employee handbook, maintenance instruction, contracts, etc.

  • Required to work weekends to ensure coverage during peak operational periods or as required by General Manager.

  • Ability to read, write and comprehend the English language

REQUIRED EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent

  • 2-3 years prior customer service, hospitality, or administrative experience

  • Willingness to learn residential operations, leasing processes, and safety standards

  • Possess and be able to maintain a valid driver’s license and clear driving record

PREFERRED EDUCATION AND EXPERIENCE:

  • Bachelor’s degree preferred
