Compensation $70,000–$80,000 base depending on experience, plus a discretionary bonus of up to $10,000 per quarter. Target total cash of $95,000–$115,000 in year one. The bonus is discretionary and determined by the firm across a range of factors — activity, call quality, CRM integrity, coachability, and overall firm performance. No part of your compensation is calculated as a percentage of, or a fixed amount per, capital raised or any individual investment.
The short version
We are raising $24 million of equity over the next five months and we do not have enough conversations happening to get there. Your job is to create them.
You will spend your day on the phone with accredited investors — people who have the means and the interest to put $50,000 to $250,000 into a multifamily real estate deal, and who have simply never heard of us. You qualify them, you get them curious, and you hand a booked meeting to a closer. You do that roughly nine times a week, every week.
This is not a marketing role and it is not an analyst role. It is a phone job, and we are being upfront about that because the people who succeed here already know they are good on the phone and are looking for a product worth dialing for.
What you'll actually do
- Dial. Roughly 110 outbound calls a day against curated accredited-investor lists and our own prior-investor database. About 550 a week.
- Qualify. Confirm accreditation interest, investable capital, timeline, and whether real estate is something they've done before. Disqualify fast and without apology — a clean “no” is worth more to us than a soft maybe.
- Set the meeting. Book a discovery call on the VP of Capital Formation's calendar, with enough context in the notes that he can pick up cold and be useful in the first thirty seconds.
- Follow up relentlessly. Most of the money in this seat comes from the fifth touch, not the first.
- Keep the CRM honest. Every call logged, every disposition accurate. Our weekly scorecard is built off your data, and a padded pipeline gets found out in about nine days.
What you will not do: negotiate terms, give investment advice, quote returns outside of approved materials, or take a subscription. You qualify and you set. A licensed closer handles everything past that line. This is a compliance boundary, not a career ceiling — but it is a hard boundary, and we enforce it.

You will not hit these in week one. We expect roughly 50% of target by day 30, 90% by day 60, and full production by day 90.

What we're looking for
- One to three years in high-volume phone sales. 100+ dials a day should sound like a normal Tuesday to you, not like hazing.
- Competitive, and self-scoring. You already know your numbers from your last job without having to look them up.
- Coachable. You will be call-recorded and coached weekly. If that idea makes you tense, this is the wrong seat.
- Financially fluent enough to be credible. You should be able to hold five minutes on cash flow, depreciation, hold periods and preferred returns without reading a script. You don't need to have done it in real estate — we will teach you the product — but you need to be genuinely curious about how money works.
- Resilient in a specific way. You will hear no far more often than yes, from people who are older, wealthier and more skeptical than you. The job is to stay warm anyway.
Series 7 and 63 licenses are not required for this role.
Backgrounds that tend to work here
Inside sales and service desks at retail brokerages. Insurance agents 18–36 months into a career and tired of selling to their own network. Pro sports inside-sales programs. B2B SaaS SDRs with strong cadence discipline. If you have made ten thousand cold calls somewhere and want the next ten thousand to be worth more per call, we should talk.

A note on how we pay
We do not pay commissions on capital raised, and it is not a negotiating position. As an issuer using non-registered personnel in a securities offering, transaction-based compensation would put us outside the SEC's safe harbor for associated persons of an issuer. We would rather carry the cost in base and bonus than carry that risk.
If you are coming from a pure commission seat, that is the trade: more certainty in the paycheck, no uncapped ceiling. We think it is a fair one, and we would rather you know it now than in week three.

Our process runs five business days: voicemail review, a 15-minute phone screen, a live cold-call simulation against a real objection set, a panel with the President and the VP of Capital Formation, and references from a sales manager. Offers go out the same day as the final step.
