ABOUT THIS CAREER OPPORTUNITY

Black & McDonald’s Hamilton Service Division is seeking a driven, disciplined Business Development Representative (BDR) to expand our footprint across the commercial, industrial, and institutional markets.  In this role, you will hold full ownership of a high-value regional territory across Guelph, Milton, Oakville, and Burlington, focusing on securing long-term Planned Maintenance and Service Agreements.

As a key member of our Service Sales Team, you will engage commercial, industrial, and institutional clients to assess their current facility operating costs, uncover operational inefficiencies, and deliver proactive service solutions.  This is not a technical engineering role, but a proactive business development opportunity focused on solving business challenges. Backed by our dedicated technical estimators and operations teams who manage service delivery, you will drive the sales process from prospect identification to signed agreement.

CORE RESPONSIBILITIES - What You Will Do

  1. Territory Ownership & Outbound Prospecting
    1. Target, research, and profile prospective commercial, industrial, and institutional facilities across the Guelph, Milton, Oakville, and Burlington corridor.
    2. ⁠Drive disciplined, multi-touch outbound prospecting campaigns (strategic cold calling, executive networking, on-site walkthroughs, and digital outreach) to build an active sales pipeline.
    3. ⁠Qualify prospects using structured discovery frameworks to confirm budget alignment, decision-making hierarchy, and facility asset profiles.
  2. Consultative Discovery & Financial Value Selling
    1. ⁠Conduct in-depth operational audits with facility stakeholders to identify hidden costs associated with deferred maintenance, emergency breakdowns, and energy inefficiencies.
    2. ⁠Present financial business cases focused on lowering operating expenditures, reducing downtime, and extending mechanical/electrical equipment life cycles.
    3. ⁠Guide prospects from initial problem awareness through formal agreement proposals and contractual close.
  3. Pipeline & Relationship Management
    1. Maintain rigorous CRM pipeline hygiene, forecasting closing timelines and contract values with predictability.
    2. ⁠Seamlessly transition newly signed service accounts to our technical operations and field service managers for onboarding and execution.

WORK EXPERIENCE & SKILLS REQUIREMENTS

  • ⁠1 to 3+ years of proven B2B outbound business development / outside sales experience (direct hunting, appointment booking, and contract negotiation).
  • ⁠Demonstrated track record of quota attainment selling contractual services, recurring revenue solutions, or high-value business outcomes.
  • ⁠High business and financial acumen: Comfort discussing operating budgets, capital expenditures, and equipment life-cycle costs.
  • ⁠Self-motivated and autonomous: Ability to independently structure weekly prospecting schedules, road travel, and client meetings across Guelph, Milton, Oakville, and Burlington.
  • Valid Driver’s License with a clean driving abstract and access to a reliable vehicle for regular regional travel.

EDUCATION PREFERENCE

  • ⁠Post-Secondary degree or diploma with a major in engineering, business administration, or an equivalent combination of education and experience is an asset.
  • ⁠Prior exposure to commercial real estate, building systems (HVAC, electrical, automation), facilities management, or commercial industrial services is also an asset.

COMPENSATION

The expected salary range for this role is between $60,000 - $80,000. The starting salary will be determined based on several factors such as the successful candidate’s qualifications, including but not limited to education and experience. Base pay is one component of Black & McDonald’s total rewards package. Though total rewards vary by position, the rewards package for this position includes a robust sales incentive plan with uncapped commission and multi-year residuals (First-Year OTE $100k+). Additional offerings of the total rewards package include comprehensive group insurance benefits, pension plan, personal and career development programs, along with other HR programs.
