Position Title: Facility Manager
Department: Corporate Real Estate / Integrated Facility Management (IFM)
Reporting To: Director / Head – Facilities / Corporate Real Estate
Location: PAN India / Site-specific
Role Purpose:
The Facility Manager is responsible for end-to-end management of facility operations, ensuring seamless delivery of hard services, soft services, workplace experience, ESG initiatives, and compliance, while maintaining high standards of safety, efficiency, and stakeholder satisfaction. This role acts as a single point of accountability (SPOC) for all facility-related functions and plays a critical role in business continuity, cost optimization, and employee experience enhancement.
Key Responsibilities:
1. Hard Services Management (Technical Operations):
- Oversee operations and maintenance of all critical engineering systems, including:
- HVAC systems (chillers, AHUs, FCUs)
- Electrical systems (HT/LT panels, transformers, UPS, DG sets)
- Plumbing systems, STP/ETP, water management
- Fire & life safety systems (hydrants, sprinklers, alarms)
- Building Management Systems (BMS)
- Ensure preventive and predictive maintenance programs are implemented and tracked.
- Maintain zero downtime for critical systems through proactive monitoring.
- Manage AMC contracts, vendor SLAs, and performance reviews.
- Lead energy optimization and cost reduction initiatives.
2. Soft Services Management:
- Manage housekeeping, pest control, landscaping, façade cleaning, and waste management.
- Ensure high hygiene standards across all areas including workspaces, washrooms, cafeterias, and common areas.
- Implement SOPs and service benchmarks for consistent service delivery.
- Conduct regular audits and drive continuous improvement.
- Oversee cafeteria operations and vendor performance (if applicable).
3. Workplace Experience, Events & Client Visits:
- Plan and execute corporate events, leadership visits, and town halls.
- Manage VIP visits, audits, and client walkthroughs ensuring world-class experience.
- Coordinate workspace readiness, branding, and hospitality services.
- Ensure seamless meeting room management and space utilization.
- Drive initiatives to enhance employee experience and engagement.
4. ESG (Environmental, Social, Governance) & Sustainability
- Lead ESG initiatives aligned with frameworks such as GRI, BRSR, and ISO 14001.
- Drive programs on:
- Energy efficiency and carbon footprint reduction
- Waste segregation and recycling
- Water conservation
- Track and report ESG KPIs and metrics.
- Support sustainability certifications such as LEED / IGBC / WELL.
5. CSR (Corporate Social Responsibility)

8. Work Order & Asset Management
- Manage CMMS/CAFМ tools for:

- Ensure timely resolution of service requests.
- Maintain asset registers and documentation.
9. Financial & Budget Management
- Prepare and manage facility budgets (OPEX & CAPEX).

10. People Management & Leadership
- Lead and manage a team of:
