As an Associate Director, Project Development Services, you shall work to effectively promote Cushman & Wakefield’s capabilities and expand market share through successful delivery of projects to satisfy global client relationships and local Japan marketing efforts. Leadership

  • Leadership governance across construction projects for mainly office fit out and retails where required providing guidance and mentoring to project managers.
  • Monitor respective construction projects’ operational performance and delivery progress and manage any risks and opportunities.
  • Complete regular business and project reviews against plans and policies and issue corrective actions and close out.
  • Manage resource utilization across construction projects and drive operational efficiency in team.

Operation

  • Client side project management, including managing the minor and major works across a number of sectors including corporate fitout, commercial refurbishment, and capital works across single engagements, repeat clients and portfolio clients across Japan.
  • Responsible for the business development and sales activities to secure the projects.
  • Responsible for planning, executing, monitoring and controlling projects within budget, schedule and quality constraints.
  • Responsible for pricing negotiation with vendors and contractors.
  • Responsible for the full procurement process including tendering, evaluations and contract management
  • Demonstrated ability of delivering complex projects.
  • Demonstrated negotiation and conflict management skills.
  • Critical thinking, problem solving, and decision-making skills.

SKILLS, QUALIFICATION & EXPERIENCE

  • Native level Japanese. Fluent level English
  • Degree level qualification in architecture, construction management engineer, building surveying, project management or equivalent construction related degree.
  • 15 - 20 years construction/development industry experience.
  • Proven track record in project/construction management with demonstrated ability in delivering complex projects.
  • Experiences with projects in office relocation, retail developments, and such.
  • Strong stakeholder management and excellent communication, negotiation and conflict management skills.
  • Solid organizational skills including attention to detail and multi-tasking skills
  • Critical thinking, problem solving, and decision-making skills.
  • Operate well in a team environment as well as a high degree of autonomy
  • Excellent MS Office skills
  • Experience with AutoCAD software desirable
  • Experience with project management software
