Prologis is seeking Associate Development professionals for our Madrid market. This role offers a unique opportunity for construction and real estate professionals with 2+ years of experience to join as Associate Development, or for those with 5+ years of experience to step into the role of Development Manager. These positions provide the chance to shape the future of logistics real estate developments while collaborating with diverse teams at our European Headquarters.
As part of our Development team, you will be responsible for overseeing projects ranging from 5,000 to +100,000 sqm, ensuring that our properties meet Prologis' high-quality standards.
This role will be responsible for the overall coordination, implementation, execution, control, and completion of various levels of construction projects within the logistical development sector. In addition, the candidate must have the ability to interact with all levels of management to ensure the success of the project from start to completion, including securing the business.
Key responsibilities include managing development activities such as land pursuits/acquisitions, entitlement services, and the design and construction of industrial/warehouse facilities. You will work closely with Capital Deployment, Leasing, Investment Services, and Property Management teams to gain a broad understanding of the real estate business. Reporting to the Spain Head of Development Management, this role ensures that our properties meet Prologis' high-quality standards.
What’s needed in order to do that:
- Lead a team of architects, consultants and contractors to develop a wide variety of logistics projects reviewing specifications, construction budgets, and schedules
- Develop, tender and manage a variety of sizes of projects ranging from 5.000 sqm to +100.000sqm .
- Proactively and independently manage and monitor the construction process of multiple projects in various phases, from project initiation to completion.
- Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction for Build to suit and speculative building developments.
- Analize and review designs and proposals to match Prologis standards be compliant with local regulations and find the best solution
- Collaborate with internal teams, including Capital Deployment providing technical advice on customer-facing tasks, such as analyzing offers and attending client meetings.
- Oversee the permitting process and all necessary- approvals from local authorities.
- Maintain strong relationships with all stakeholders, both internal and external.
- Research design and construction innovations and value engineering opportunities that will enhance and futureproof Prologis’ projects without compromising functionality or life cycle costs
- Ensure customer satisfaction and exceed customer´s expectations on each project.
- Specific duties:
- Partner with Capital Deployment in evaluating land and building acquisitions and dispositions.
- Hire and manage design professionals and consultants.
- Prepare vendor requests for proposals (tenders), analyze/align bids, and make award recommendations. Negotiate and prepare construction and consultant contracts.
- Schedule, budget and plan development
- Perform regular on-site monitoring and quality control functions; manage and resolve punch lists and potential issues and problems.
- Review and track project invoices to ensure invoice amounts align with adjusted contract values and work completed to date.
- Lead / assist project municipal approvals process from acquisition through management of the procurement of project permits and approvals.
- Provide conceptual and pre-construction estimating for all aspects of development.
- Regulate on-site inspections of progress, safety & quality.
- Lead and manage all aspects of land and vertical development.
- Lead role in project closeout
- Effectively communicate prudent information regarding project status to the Head of Development.
- Coordinate tenant improvement works within new properties.
- Monitor construction cost changes to control budgets and maintain discipline within the team.
- Review and interpret plans, specifications, and other project documents.
- Respond to build-to-suit or leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
- Monitor trends in the local construction market including pricing of materials and labor.
- Lead our NetZero 2040 efforts that includes carbon neutral development, defossilizing energy use and implement innovative ideas that help Company reduce its carbon footprint in an efficient manner
- Support in Asset/Plots DD processes for acquisitions.
- Coordination of photovoltaic installations
- Assistance on applying for subsidies

- Associate Development: Minimum of 2 years in a similar role within the logistics construction or real estate industry.
- Development Manager: 5+ years in a leadership role in the same field.
- Bachelor's Degree in Engineering, Construction Management, Architecture, or a related field.
- Interest in sustainability and innovation, development, acquisition, and disposition processes.
- Understanding of building laws, permitting process, construction management, variation control, cost tracking, quality control, tendering, budgeting, and permitting processes.
- Project management or site manager experience with a logistic general contractor, real estate owner, property/facility management company and/or owner’s representative preferred
- Proficient with or ability to quickly learn new technologies (i.e. Excel, MS Project, Google Earth, ACAD , and Smartsheet)
- Ability to travel up to 50% of the time.
- Experience on BIM projects is desirable but not required.
- Knowledge of ISO 9001 and 14001 environments and environmental certifications.
- Urban planning knowledge is desirable.
- Fluency in Spanish and a strong command of English.
- Proactive, get-it-done mindset and customer-centric approach and able to manage multiple priorities independently.
- Ability to manage multiple priorities independently and deliver results.
- Willingness to travel up to 50%.
