POSITION SUMMARY:

Under the direction of the VP, Controller, this position will play a critical leadership role within the accounting function, with primary responsibility for overseeing joint venture (JV) accounting, financial reporting, and compliance activities. This position partners closely with internal stakeholders and external JV partners to ensure accurate accounting, timely reporting, and adherence to contractual agreements and accounting standards. The role also supports broader corporate accounting operations, including oversight of debt and notes receivable activities, internal reporting, internal controls, and processes for annual budget and external audited notes receivable activities, internal reporting, internal controls, and processes for annual budget and external audit.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Assist in the creation and production of timely, consistent, and accurate financial statements (in accordance with GAAP) and management reports.
  • Serve as key liaison with external auditors and prepare the necessary schedules and supporting documents to complete the annual audit in a timely manner.
  • Lead the creation of company budgets and forecasts and facilitate appropriate inclusion and ownership of company personnel in the process.
  • Work closely with internal stakeholders and external JV partners to manage all accounting activities related to joint ventures, including equity method accounting, consolidation considerations, and partner allocations.
  • Oversee the accounting for debt and notes receivable, including recording of transactions, reviewing of agreements, and ensuring proper financial statement presentation and disclosures.
  • Perform monthly review of actuals results versus budget and prior year identifying trends and concerns, while preparing internal financial reporting packages for senior management.
  • Ensure proper documentation and adherence to accounting policies and procedures.
  • Collaborate cross-functionally with other departments (i.e. finance, asset management, legal, etc.) to complete various projects on an as needed basis.
  • Review work performed by accounting team members to ensure accuracy, completeness, and adherence to company policies and accounting standards.
  • Support staff development through coaching, performance feedback, and knowledge sharing.

QUALIFICATION REQUIREMENTS:

EDUCATION AND/OR EXPERIENCE:

  • Bachelor’s degree in Accounting
  • CPA required
  • 5+ years of experience in Accounting, with specific exposure to Real Estate JV accounting
  • Public accounting experience required
  • Advanced proficiency in Excel and financial systems/ERP platforms
  • Strong analytical, problem-solving, and organizational skills

LANGUAGE SKILLS:

Ability to read, analyze, and interpret general technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers and clients. Must be able to understand and communicate effectively in English to tenants, vendors, clients and employees.

MATHEMATICAL SKILLS:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or schedule form.

OTHER SKILLS AND ABILITIES:

Proficient in the use of personal computer and Microsoft applications.

While performing the duties of this job, the employee is regularly required to sit and use hands to handle office equipment, paper reports, etc. The employee frequently is required to stand and walk. The employee is occasionally required to reach with hands and arms. May occasionally be required to lift up to 10 pounds a distance of 30 feet as needed. Must be able to move freely throughout the location, including moving up and down stairs. Must be able to sit for up to 50% of the work day.

Skills Required

  • Bachelor's degree in Accounting
  • Certified Public Accountant (CPA)
  • 5+ years of accounting experience with exposure to Real Estate JV accounting
  • Public accounting experience
  • Advanced proficiency in Microsoft Excel and financial systems/ERP platforms
  • Experience preparing financial statements in accordance with GAAP and producing management reports
  • Experience liaising with external auditors and preparing audit schedules
  • Experience leading budgeting and forecasting processes
  • Strong analytical, problem-solving, and organizational skills
  • Ability to review and coach accounting team members and support staff development
  • Proficient in Microsoft applications and personal computer use
