Assistant Community Manager

POSITION SUMMARY
The Assistant Community Manager (ACM) supports the overall operations of an affordable housing community, with a strong focus on financial management, compliance, leasing support, and resident relations. This role serves as the right hand to the Community Manager, ensuring that daily operations run smoothly and that property performance goals are met.

The ACM is responsible for assisting with payables, reporting, recertifications, and leasing functions while maintaining full compliance with HUD, LIHTC (Tax Credit), PBRA/Section 8, HCV, and local program regulations. This is a high-accountability role requiring strong organization, attention to detail, and the ability to manage multiple priorities in a fast-paced environment.
The ideal candidate has experience in affordable housing, is comfortable handling financial and operational responsibilities, and has prior experience working with a senior resident population. Familiarity with Yardi, Onesite, Knock, and ELISE AI is strongly preferred.

PRIMARY RESPONSIBILITIES
• Support the Community Manager in daily property operations and serve as the primary point of contact in their absence
• Process accounts payable, including invoice review, coding, and submission for payment
• Prepare and assist with monthly reporting, including variance notes, financial reviews, and required property reports
• Assist with and support recertification processes (annual and interim), including notices, verifications, and file preparation
• Support leasing activities as needed, including processing applications, conducting verifications, and preparing move-in files
• Address and resolve resident concerns, ensuring timely and professional follow-up
• Work closely with the maintenance team to coordinate work orders, unit readiness, and ongoing property needs
• Maintain organized and compliant resident and applicant files in accordance with regulatory requirements
• Generate and track leasing, occupancy, and operational reports using Yardi, Knock, ELISE AI, and other systems
• Ensure all operations comply with Fair Housing laws and company policies
• Provide excellent customer service to residents, applicants, and vendors
• Support nearby sister properties on a limited basis as needed
REQUIRED QUALIFICATIONS
• Minimum 3 years of experience in affordable housing property management (HUD Project-Based Section 8 and/or LIHTC required)
Experience with recertifications (annual and interim)
Experience with financial processes, including payables and reporting
Experience working with senior housing populations preferred
• Strong understanding of HUD, Tax Credit, and Fair Housing regulations
• Experience using Yardi property management software and CRM systems such as Knock or similar platforms
• Proven ability to manage multiple responsibilities, including financials, leasing, and operations
• Strong organizational skills, attention to detail, and ability to meet deadlines
• Strong written and verbal communication skills
• Ability to work independently while supporting site and corporate teams
• Professional, patient, and solution-oriented demeanor
PREFERRED QUALIFICATIONS
• Experience with additional affordable housing programs such as HOME, Workforce Housing, HOC referrals, PBV, and PBRA
• Bilingual (English/Spanish) preferred but not required
• Experience in senior housing or high-volume affordable housing communities
• Experience supporting audits, file reviews, or compliance inspections
  • PHYSICAL & TECHNICAL REQUIREMENTS
    • Ability to tour the property, including stairs and outdoor areas
    • Comfortable using computers, scanners, and Microsoft Office Suite (Word, Excel, Outlook, Teams)
    • Ability to lift up to 20 lbs occasionall

This role is non-exempt and has an anticipated pay rate of $28 an hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors.  Full-time positions (30+ hours/week) are eligible for 2 weeks’ paid vacation, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.  To learn more about our company and our benefits, go to: https://pratumco.com/careers/
