Job Description

Primary Responsibilities: The Analyst, Investments is primarily responsible for underwriting single-family rental portfolios and 1x1 acquisition opportunities, and supporting the investment team in various related programs to further advance the company’s growth strategies. The Analyst will do so by gathering and analyzing market, property, and portfolio data, identifying opportunities for new deals, updating pipeline reports, and continually improving underwriting speed and performance. In addition, the Analyst will be responsible for the management of Real Estate Agents for their assigned market(s) to ensure procedures are followed and goals are being meet.  This role may also interface with the Company’s capital projects and investment leadership.

Skills & Competencies:

  • Bachelor’s degree in Finance, Economics, Mathematics, Business, Real Estate, or another similar field
  • Experience in Real Estate, Renovation, or Property Management preferred
  • Active SC Salesperson/Broker license within 12 months of hire date, required
  • Proficiency in Microsoft Office Applications with emphasis on Excel required
  • Strong analytical skills, problem-solving capability, and innovative thinking
  • Strong oral and written communication skills
  • Ability to establish priorities, work independently, and multi-task effectively in a fast-paced environment
  • Strong attention to detail and highly developed organizational skills

Essential Job Functions:

  • Prepare rent analyses, maps, and graphs, conduct market surveys, obtain relevant market and sub-market data for target properties, for potential acquisition targets.
  • Prepare pro forma financials for acquisitions of targeted properties.
  • Review and analyze legal documents, financial reports, and operating plans as part of the due diligence process, negotiations, and deal structuring.
  • Perform due diligence on real estate market and geographical trends, partnership and investment models, and prepare contracts, letter of intent, and other business administration paperwork.
  • Monitor and report on the status and progress of proposed acquisitions transactions, establish critical timelines and deadlines for tasks and activities related to the proposed transaction, and identify and effectively address issues or problems that could otherwise adversely affect closing.
  • Assist in the preparation of investment committee materials and meeting organization.
  • Facilitate efficient flow of information and document management by collecting, reviewing, analyzing, processing, generating and distributing complex and/or confidential data, business documents, reports, and various business correspondence.
  • Engage with local Real Estate Agents for processing offers through the acquisition timeline
  • Perform additional projects/duties for the team as needed/assigned.

  • Accuracy – Ability to accurately underwrite single family rental homes (rent forecasts, operating assumptions, etc.)
  • Individual productivity to meet deployment goals set
  • Team productivity to meet deployment goals set
  • Collaboration – Measurement on delivery of assignments, quality of performance, and group effort
  • Obtain a SC Real Estate Salesperson license and hang under BSFR - Obtain and hang said license under BSFR Realty
