This role will be located at one of Discovery Land Company’s Corporate Office locations in Beverly Hills, California.

Discovery Land Company is seeking a full-time, year-round Acquisitions and Development Associate to join the Acquisitions and Development Department.

Job Summary:

The Acquisitions and Development Associate at Discovery Land Company participates in project management, supports financial modeling and underwriting, and helps carry acquisitions and development processes forward at a junior level with guidance from project leaders.

Duties & Responsibilities:

  • Work with the senior deal leaders in the Beverly Hills Office to analyze, update, report on, and monitor the acquisition of new projects and the management of existing projects.
  • Build and maintain complex financial models to incorporate both Discovery’s business and financial / acquisition structures that are negotiated by senior leadership, as well as implement detailed assumptions for all aspects of the project including sales, development, construction, design, project operations and club operations.
  • Support deal leaders and acquisition team on all aspects of a new acquisition including investment committee presentations, sensitivity analysis, due diligence outlines and budget management, data room management and analysis, and legal documentation.
  • Support deal leaders on all aspects of a new project launch including business plan creation and documentation, detailed financial modeling, and sensitivity analysis, maintaining task and action item lists across various departments, sales and membership documentation, sales target and prospect lists, and entity and bank account formation.
  • Work with Beverly Hills team to manage a weekly pipeline of acquisitions targets and new project status report for senior leadership.
  • Create and drive modeling efforts for new business lines such as hotels, satellite locations, and private city clubs, amongst others.
  • Perform extensive market research for new and existing projects including market sales data, demographic data, and construction and labor cost analysis.
  • Expert modeling skills.
  • Ability to meet strict deadlines, multi-task, and self-troubleshoot financial models.
  • Demonstrate mastery of financial analysis and modeling while developing higher-level skills that would enable future advancement within the Company, including project management and acquisitions leadership.
  • Provide analytical support to other senior members of the Beverly Hills team, as required.

Skills & Qualifications:

  • 3-5 years of real estate investment banking or real estate private equity / investing experience and general knowledge of the construction/real estate development industry. Experience in hospitality operations desired, but not required.
  • Bachelor's degree from accredited college or university, finance or business degree preferred.
  • Extensive knowledge of Microsoft Excel and Microsoft PowerPoint including the ability to quickly build complex financial models at the direction of senior leadership.
  • Strong analytical, critical thinking, and communication skills to convey comprehensive thoughts in a concise manner. Strong writing skills preferred.
  • Excellent time management and organizational skills to meet deadlines and deliver results with high attention to quality and detail.
  • Exhibits self-reliance and resourcefulness to solve problems and make consistent progress on projects.

  • Experience working in industries such as real estate, hospitality, club, or luxury services is a plus.

The compensation for the position is: $130,000-150,000 + Bonus.
