TenantFix stands out because everything happens inside WhatsApp — tenants don't download anything new, landlords don't juggle portals, and AI handles the first pass on repairs so you skip unnecessary plumber calls. We're building tools that actually make life easier for independent landlords who hate admin work. TenantFix is a simple, WhatsApp-based maintenance and rental management tool built specifically for independent landlords with 1–50 properties. Landlords onboard each property once through a quick 6-step wizard that captures essential details: lease terms, utility accounts, insurance policies, inventory records, gas safety certificates, and fire safety inspections. All documents are stored securely with landlord-controlled visibility toggles (default: hidden from tenants). Tenants report issues in two ways: Via a public web link (no login needed) — they select category, describe the problem, set urgency, and upload up to 3 photos. Directly through WhatsApp — they message our dedicated business number, explain the issue in natural language, and send photos or videos. The AI (powered by Anthropic) immediately triages the request using the property's knowledge base (RAG-based on onboarded data). It provides step-by-step self-resolution guidance for common fixes (e.g., repressurizing a boiler, resetting a breaker). If the issue can't be resolved that way, it escalates to the landlord with full context, photos, urgency level, and suggested diagnosis — all in one clean WhatsApp thread. Landlords get real-time notifications, status tracking, automated reminders for key dates (lease renewals, certificate expiries), and a searchable dashboard for account numbers, documents, and compliance. The goal is dead simple: cut unnecessary plumber visits, reduce back-and-forth, and keep everything inside the messaging app people already use every day — no extra logins, no portals, no apps for tenants.
