Manages day-to-day operations for an affordable housing portfolio, including leasing, waitlists, LIHTC and Section 8 compliance, certifications, resident files, vendor coordination, rent collection, delinquency follow-up, reporting, and resident relationships. Partners with centralized compliance, maintenance, marketing, and accounting teams to maintain audit-ready files, meet occupancy and service goals, protect revenue, and ensure fair housing standards.

Supports multifamily community operations across two properties by coordinating unit turns, inspections, move-outs, keys, files, resident service, leasing activity, renewals, collections, vendor invoices, compliance, and accurate Yardi records. The role helps maintain occupancy and delinquency targets, provides responsive resident support, supports audits and events, and serves as the Business Manager’s dependable operational partner. Occasional evening or weekend availability and reliable transportation may be needed depending on the assigned communities.

Own HUD occupancy compliance for a 287-unit project-based Section 8 community. Complete initial, annual, and interim certifications; calculate income and assets; prepare HUD-50059 documentation; manage EIV and TRACS submissions; maintain waitlists; coordinate move-ins; support audits and Management and Occupancy Reviews; and maintain accurate, audit-ready resident files. The role also supports tax credit recapitalization activities and requires clear, respectful resident communication in a fully on-site environment.
