Welcomes and assists tenants and visitors, manages doors, deliveries, packages, work orders, keys, and building information. Monitors building safety, patrols premises, reports hazards or damage, and performs cleaning and basic maintenance tasks such as mopping, glass cleaning, watering plants, and clearing sidewalks. Requires strong customer service, communication, discretion, organization, computer skills, physical stamina, and flexibility for overtime and emergency coverage.

Owner-side MEP/LV construction oversight: monitor CM/GC/trade field activities for compliance with contract documents, codes, schedule, safety, and quality. Drive risk identification and resolution, coordinate BIM and MEP coordination, verify inspection/readiness and commissioning, manage documentation and closeout, and liaise with owner, design team, and stakeholders to protect scope, cost, and schedule.

Operate, maintain, and repair building mechanical, electrical, plumbing, HVAC, fire safety, elevator, generator, BMS, and related systems. Supervise maintenance helpers, maintain accurate records, conduct fire-life-safety inspections and drills, perform repairs in core building areas, enforce safety standards, support tenants, protect confidentiality, and enter data into building technology systems.
