Manages all day-to-day operations of a 440-unit apartment community, including team leadership, leasing, occupancy, resident retention, rent collection, budgeting, financial reporting, maintenance coordination, property appearance, compliance, and resident relations. The role hires, trains, and develops staff, monitors performance and expenses, resolves concerns, and partners with regional and corporate leadership to improve community results.

Own recurring company reporting, standardize and automate reporting workflows, track lender, tax, permit, and licensing deadlines, and manage purchasing. Build dashboards analyzing spend, vendor performance, order timing, and budget variance. Source vendors, negotiate pricing, identify cost savings, maintain audit-ready records, and provide accounting backup support. The role requires SQL, Excel, AI tools, strong analytical ability, organization, urgency, and clear communication.
