Leads building operations and onsite maintenance staff, overseeing HVAC, electrical, plumbing, high- and low-voltage systems, safety, compliance, preventive maintenance, budgets, work orders, and emergency response. Performs diagnostics and hands-on repairs, inspects work quality, trains personnel, coordinates projects, maintains CMMS records, and ensures building code and client requirements are met. The role requires 24/7 emergency availability, with occasional weekend or holiday work.

Coordinates facility maintenance service requests, CMMS updates, technician dispatching, subcontractor scheduling, customer communications, preventive maintenance, visit reports, purchasing, timesheets, records, project administration, and reimbursable spending tracking. The role also supports billing and financial reviews, requiring office administration, accounting, maintenance operations, and project-tracking experience.

Oversee operation and maintenance of a large commercial facility. Assign and monitor work through CMMS, inspect subordinate and subcontractor work, diagnose and repair building systems, schedule maintenance, coordinate repairs, train contractors, administer CMMS requirements, and procure goods and services. The role requires a DC Third Class Stationary Engineer License, MEP systems expertise, building systems knowledge, code familiarity, and blueprint-reading ability.
