Prepare evidence, negotiate cure timelines, track outcomes, identify recurring disputes, communicate rule changes internally, and keep field and leasing teams aligned. Success is measured by reducing violations, improving hearing outcomes, resolving disputes, and becoming the trusted primary contact for HOA partners.

Leads Resident Performance, Default, and Housing Choice Voucher operations, owning collections, default resolution, subsidy recovery, compliance, KPIs, quality, cycle times, and resident experience. Sets strategy, improves workflows, builds reporting and controls, partners cross-functionally, and develops managers across distributed teams. Success depends on reducing losses, improving payment performance, controlling aged default inventory, minimizing HCV abatements, and strengthening operational scalability.
