At Opendoor our mission is to tilt the world in favor of homeowners and those who aim to become one. Homeownership matters. It's how people build wealth, stability, and community. It's how families put down roots, how neighborhoods strengthen, how the future gets built. About the role
We’re looking for a Title & Escrow Compliance Lead to build and own the compliance processes that support property closings and the handling of transaction funds at Opendoor. You’ll partner closely with Legal and title and escrow operating teams to translate requirements into practical procedures, strengthen controls, and make compliance a consistent part of everyday operations.
This is a hands-on role with meaningful ownership as Opendoor transforms how it operates. You’ll identify gaps, implement improvements, and establish clear accountability across teams. You’ll also use technology and AI to simplify recurring work while preserving sound judgment and appropriate oversight.
What you'll do
- Build and maintain a title and escrow compliance program in partnership with Legal and operating leaders.
- Maintain a clear inventory of relevant entities, jurisdictions and compliance obligations, with assigned owners and a recurring compliance calendar.
- Coordinate licensing, renewals, filings and other recurring obligations with Legal and operating teams.
- Develop and improve procedures and controls for closing activities and the handling of transaction funds.
- Coordinate audit and compliance review preparation, organize supporting evidence, and track findings through resolution.
- Implement corrective actions with operating teams, verify that fixes work, and monitor for recurring issues.
- Turn policies and requirements into usable procedures, training and guidance for the teams carrying out the work.
- Partner with external advisers and consultants where engaged, translating their recommendations into lasting internal processes.
- Use approved technology, automation and AI to improve tracking, reporting and evidence collection.
- Communicate risks, unresolved issues and decisions clearly, escalating concerns early.
What you'll need
- Hands-on experience owning compliance work within title, escrow or real estate settlement operations.
- Working knowledge of title and escrow workflows and the controls that support accurate closings and responsible handling of transaction funds.
- Experience translating regulatory requirements into practical procedures, controls and recurring operating processes.
- A record of personally implementing corrective actions and verifying their effectiveness.
- Ability to assess requirements across business activities and jurisdictions, partnering with Legal or specialists when interpretation is needed.
- Strong organization and follow-through across deadlines, documentation, issue tracking and multiple stakeholders.
- Clear communication and sound judgment when explaining risks, recommending actions and escalating concerns.
- Experience improving workflows through technology or automation, with attention to accuracy, review and ongoing maintenance.
Bonus points
- Experience supporting title or escrow compliance across multiple states.
- Experience bringing a consultant-led remediation effort into ongoing internal ownership.
- Experience building or improving a compliance program in a growing or changing business.
- Practical experience using AI to simplify compliance workflows.
