SUMMARY

This position is primarily responsible for coordinating the day-to-day delivery of property services to the tenants while emphasizing a positive response to tenant concerns. This position also ensures that tenant problems and concerns are addressed by other members of the

team in a timely and satisfactory manner.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Promote rapport with tenants and building staff.
  • Help coordinate building events as required (i.e., lobby exhibits, special events, holiday events, tenant breakfasts, gifts, fire drills, tenant appreciation, etc.).
  • Manages assigned service contracts and projects under management supervision.
  • Update information regarding certificates of insurance for tenants, vendors, and contractors and track expiration dates and coverage for all.
  • Maintain and update emergency and tenant contact lists.
  • Coordinates information flow between security, engineering, and tenant.
  • Assists Security Staff when needed.
  • Program building access cards.
  • Assists in developing, producing and distributing building communications.
  • Assist in maintaining all building common areas and multi-tenant floor signage.
  • Follows up on daily tenant service requests (i.e., service calls, work tickets, special service requests).
  • Code and process invoices as needed.
  • Other duties as assigned.

This job has no supervisory responsibilities.

QUALIFICATIONS:

EDUCATION AND/OR EXPERIENCE

High school diploma or general education degree (GED); or one-year related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

COMPUTER SKILLS

To perform this job successfully, an individual should have knowledge of: Accounting Software (Yardi); Internet Software; Payroll Systems; Spreadsheet Software (Excel); Order Processing Systems; Word Processing Software (Word); Electronic Mail Software (Outlook).
