Supervisor Non Exempt - Downtown

Job Purpose:
- To oversee and coordinate the daily operations of a specific property or area within the downtown district, ensuring smooth and efficient functioning while adhering to company policies and procedures. This role focuses on supervising non-exempt employees, depending on the specific property needs. The Supervisor plays a key role in maintaining customer satisfaction, property upkeep, and achieving operational efficiency.

Key Responsibilities:
- Supervise and coordinate the daily activities of non-exempt staff, including scheduling, assigning tasks, and monitoring performance.
- Ensure adherence to company policies, procedures, and safety regulations within the assigned property or area.
- Conduct regular inspections of the property to identify maintenance needs, safety hazards, and areas for improvement.
- Coordinate and oversee maintenance activities, including repairs, landscaping, and cleaning, ensuring timely completion and quality of work.
- Respond to tenant inquiries and complaints promptly and professionally, striving to resolve issues effectively and maintain positive tenant relationships.
- Assist with budget management for the assigned property or area, tracking expenses and identifying cost-saving opportunities.
- Prepare and maintain accurate records and reports related to property operations, staff performance, and maintenance activities.
- Train and onboard new employees, providing guidance and support to ensure their success.
- Collaborate with other departments, such as accounting, human resources and marketing, to ensure smooth and efficient property management.
- Participate in regular meetings with property management team to discuss operational issues, performance metrics, and strategic planning.
- Perform other duties as assigned.

Qualifications

Required Education:
- High School Diploma or equivalent. Associate's degree preferred.

Required Experience:
- Minimum of 2 years of experience in a supervisory or team lead role, preferably within a customer service or property management environment.
- Demonstrated experience in managing schedules, assigning tasks, and monitoring performance of a small team.
- Experience handling tenant or customer inquiries and resolving complaints effectively.
- Proven ability to enforce company policies and procedures consistently and fairly.
- Experience with basic administrative tasks such as record keeping, reporting, and data entry.

Required Skills and Abilities:
- Excellent communication skills, both written and verbal, with the ability to interact professionally with tenants, vendors, and colleagues at all levels.
- Strong organizational and time management skills with the ability to prioritize tasks and meet deadlines in a fast-paced environment.
- Proficient in Microsoft Office Suite, particularly Word, Excel, and Outlook. Experience with property management software is a plus.
- Demonstrated problem-solving and decision-making skills with the ability to handle challenging situations calmly and effectively.
- Ability to work independently and as part of a team, contributing to a positive and productive work environment.
- Strong leadership qualities, including the ability to motivate and mentor team members.
- Understanding of basic property management principles and practices preferred.
- Ability to maintain confidentiality and handle sensitive information with discretion.
- Demonstrated commitment to providing excellent customer service.
