Allied is looking for a Senior Project Manager to join our Development team in Toronto.

What will you do?
- The ideal candidate brings strong industry expertise (including residential), exceptional leadership capabilities, and a commitment to delivering projects that meet the highest standards in quality, schedule, and budget. This individual must be organized, detail-oriented and proactive and be comfortable managing multiple priorities, solving problems effectively, and maintaining clear communication with all stakeholders.
- Lead external project teams, including joint venture partners, architects, engineers, and construction managers, to manage project schedules and budgets.
- Serve as the primary point of contact in daily construction-related matters and consultant coordination on behalf of the owners.
- Ensure that construction manager assign adequate personnel to effectively manage the project.
- Remain fully informed of all construction-related activities, monitoring progress to keep projects on track.
- Collaborate with the construction manager on all project aspects, including value engineering, construction methods, scheduling, and deliverables.
- Provide insights on trade prequalification, recommendations, vendor pricing, and contracts.
- Support timely delivery of project packages, ensuring that suite finishing, documents, and approvals are provided on schedule.
- Work with other departments within the partnership including but not limited to: Condominium Sales, Commercial Property Management, Commercial Building Operations, Shared Facilities Operations, Leasing, and Accounting.
- Lead commissioning process working closely with consultants and contractors to ensure all systems are installed and functioning properly to meet design requirements. Schedule, monitor and report on progress.
- Responsible for close-out including hand-over of all operational manuals, warranties, shop drawings, maintenance agreements and as-built drawings.
- Lead and manage follow-up of all deficiencies working closely with construction team.
- Manage and organize all necessary documentation
- Provide regular reporting including project progress, major milestones and identify budget overruns
- Review change orders for pricing and quantity accuracy, ensuring alignment with contract agreements.
- Advise on budgets, cash flow, contract terms, and dispute resolution to support project financial success.
- Maintain a comprehensive understanding of project costs and keep ownership fully informed on budgets, schedules, and potential risks. Responsible for ensuring the construction manager’s budget is update to date and accurate.
- Lead the monthly construction loan draw process including the communication with the third-party cost consultant and lender.
- Liaise with municipal authorities to ensure all agreements and obligations from the development phase are upheld in construction.
- Monitor change orders, assess impacts on budgets and schedules, and make recommendations as necessary.
- Address contract disputes or adjustments with consideration for project goals and stakeholder impact.
- Participate in the condo occupancy and closing process including Tarion requirements.
- Coordinate with ownership to ensure timely delivery of tenant packages and required documents.
- Act as a liaison for tenant-related documentation and approvals to ensure adherence to project timelines.

What are we looking for?
- Minimum of 10 years of experience in project management within the industry, with a preference for both commercial and residential experience.
- Strong negotiation skills, with the ability to discern when to stand firm and when to reach mutually agreeable compromises.
- Financially savvy, with comfort in forecasting, budgeting, and managing costs throughout the project lifecycle.
- Solid understanding of construction contracts, including contract interpretation and application.
- Proficient in construction administration, including scheduling, budgeting, and related tasks.
- Excellent communication skills, with an ability to tailor messages to different audiences effectively.
- Collaborative team player, able to keep relevant parties informed as projects progress.
