Senior Project Manager - Industrial & Manufacturing

POSITION SUMMARY

Leads large projects or multiple project teams from start to finish with little oversight. Overall responsibility for the success of a project and/or projects including customer satisfaction, client engagement, profit & loss, risk management, operations, and leadership and development of the project team. Assists with project development.

PRIMARY RESPONSIBILITIES

People Leadership & Talent Development

• Leads, mentors, and develops Project Managers and project team associates, building the capability required for advancement.

• Sets expectations for leadership behavior, accountability, and performance across the project team.

• Delegates work appropriately to leverage team effectiveness and balance execution demands with development opportunities.

• Owns performance conversations and development planning for assigned associates, providing candid and timely feedback.

• Participates in recruitment, interviewing, and selection of project management talent, and supports onboarding and training.

• Identifies emerging talent and contributes to succession planning discussions with the Project Executive.

Relationships

• Serves as the primary point of accountability for project-level client relationships and communication.

• Sets the example for the project team on managing client expectations related to project performance, changes, and issue resolution.

• Builds and maintains superior relationships with clients, design team, trade partners, and associates.

• Anticipates issues and collaborates to find solutions, escalating relationship risks or conflicts to the Project Executive when issues extend beyond the project scope.

• Participates in community and professional associations and represents the company in a professional manner at all times.

• Develops and promotes a high performing team.

Preconstruction, Project Set Up & Planning

• Develops the project management plan and leads project-specific preconstruction activities from handoff through project start-up, ensuring project teams are positioned for successful execution.

• Develops and updates the Project Financial Plan (PFP) for assigned projects, ensuring assumptions, risks, and strategies are defined and executable.

• Exercises independent judgment in planning decisions, identifying risks and tradeoffs and escalating complex or material issues to the Project Executive as appropriate.

• Leads bid package strategy, trade partner selection, and buyout execution for assigned projects.

• Develops budget setup for General Conditions and General Requirements and manages overall development and execution of the procurement process.

• Ensures project documentation, procurement plans, and project controls are fully established and aligned prior to construction start.

Project Execution & Operational Oversight

• Owns overall project controls and documentation, establishing and enforcing standards for records, drawings, specifications, photo documentation, field records, as-builts, RFIs, and submittals, and ensuring required approvals are obtained prior to execution.

• Leads the Projection and/or Deep Dive process, validating assumptions, reviewing inputs, and exercising judgment to ensure forecasts are accurate, defensible, and actionable.

• Owns the development, maintenance, and integrity of the project schedule with all appropriate parties, leads weekly look-ahead schedules, sequencing and phasing, and leads schedule recovery planning and decision-making when delays occur, elevating high-risk delays to the Project Executive.

• Owns execution of self-perform strategies, holding project teams accountable for schedule, production targets, unit tracking, and cost performance, and making project-level adjustments as conditions change.

• Leads development and execution of project logistics plans, validating logistics costs and invoices and taking responsibility for the overall financial success of the Logistics plan.

• Leads coordination with Building Performance Solutions teams to execute project-specific action plans, ensuring mock-ups, QA/QC processes, and Building Envelope coordination are executed effectively and issues are resolved promptly.

• Holds primary accountability for jobsite safety performance, ensuring site-specific safety plans, ORM processes, and daily documentation are executed consistently, trade partner safety requirements are in place prior to work, the Hazardous Building Material Survey(s) is reviewed, and corrective actions are implemented.

• Leads the Project Start-Up meeting and sets expectations for project meetings, agendas, minutes, and follow-up tracking; supports operational initiatives, organizational change efforts, and continuous improvement.

Financial & Risk Management

• Holds full accountability for the financial success of assigned projects, including margin, cost control, forecast accuracy, and financial outcomes, and owns the setup, maintenance, and accuracy of the project financial budget.

• Leads revenue and cost forecasting and reconciliation on a monthly cadence, and reviews financial reports and key metrics weekly to identify trends or variances, escalating major concerns to the Project Executive.

• Leads development and execution of financial recovery strategies when projects deviate from plan, coordinating with stakeholders to protect project outcomes.

• Prepares and manages the Pay Application process, leads trade partner invoice reviews, and owns and enforces execution of the Field Work Directive and Change Order Management processes (PCOs and CORs).

• Reviews and fully understands owner and trade partner contracts, leading contract review with the project team to ensure clear understanding of terms, conditions, and risk exposure.

• Ensures all required contracts, insurance, trade partner safety items, permits, and approvals are in place prior to the start of work, actively managing compliance to minimize project risk.

• Identifies risk, develops risk mitigation plan(s), leads the permitting process, and ensures overall delay documentation processes (permit, weather, trade partner) are complete.

• Escalates risks with broader business, contractual, or account implications to the Project Executive in a timely manner.

MINIMUM QUALIFICATIONS

• Bachelor’s Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.

• 10+ years’ experience.

• Proficiency in/ability to learn Procore and Microsoft Project to manage all components of the project.

• Proficiency in computer applications, preferably Microsoft Office.

• Demonstrated ability to take a leadership role on projects from start to finish.

• Proven consistent track record of successful projects/project management.

• Proven track record of superior budget management and accurate monthly cost projections.

• Demonstrated ability to develop project schedules and manage from beginning to end.

• Proven track record of proactive approach to problem resolution and issues management.

• Demonstrated relationship skills.

• Demonstrated ability to successfully manage more than one project at a time.

• Proficient in running project-related meetings, including Progress, OAC, and pre-installation meetings.

WORKING CONDITIONS

This position requires work in an office environment and construction job sites.
