About the Role

As a Principal Preconstruction Manager, you will play a critical role in the successful delivery of Unispace projects by leading the preconstruction phase, ensuring seamless transitions from concept to execution. You will oversee cost planning, procurement strategies, risk management, and value engineering to ensure projects are delivered on time and within budget. Collaborating with internal and external stakeholders, you will drive efficiency, innovation, and best practices in preconstruction processes.

Key Responsibilities
  • Preconstruction Leadership – Lead preconstruction efforts for Unispace projects, ensuring effective planning, coordination, and execution.

  • Budgeting & Cost Planning – Develop and manage project budgets, cost estimates, and financial forecasting throughout the preconstruction phase.

  • Procurement & Supplier Engagement – Establish procurement strategies, engage with subcontractors, and negotiate agreements to optimize project delivery.

  • Risk Management – Identify potential risks in project delivery, develop mitigation strategies, and ensure compliance with industry standards and regulations.

  • Value Engineering – Assess design and construction methodologies to drive cost savings while maintaining quality and design intent.

  • Stakeholder Collaboration – Work closely with clients, design teams, and construction teams to align project goals and expectations.

  • Process Improvement – Continuously refine and enhance Unispace’s preconstruction processes, integrating industry best practices and innovative solutions.

  • Market Analysis & Benchmarking – Stay informed on industry trends, material costs, and market conditions to drive competitive advantage.

Key Skills & Experience
  • Proven experience in a preconstruction leadership role within the design and build, commercial fit-out, or construction industry.

  • Strong understanding of cost planning, procurement strategies, and value engineering.

  • Excellent ability to interpret architectural and engineering drawings to develop accurate estimates and budgets.

  • Experience in managing tendering processes, contractor negotiations, and risk assessments.

  • Proficiency in preconstruction software and cost estimation tools.

  • Strong commercial acumen with the ability to drive cost efficiencies without compromising quality.

  • Exceptional communication and stakeholder management skills, with experience working with clients, consultants, and internal teams.

  • Knowledge of local building codes, construction regulations, and industry best practices.
