The Role

Company: Avita is a tech-enabled full service property management firm, specializing in strategically optimizing assets, executing lease ups, operational turnarounds, and enhancing NOI. Avita's approach will swiftly improve operational and financial performance of assets under management within 3 - 6 months.

What we are looking for: A regional manager to oversee our Houston and Dallas properties. The right candidate must be able to travel monthly but also be capable and accessible to provide support using our SOPs and software.

Starting Salary: $100,000 but negotiable based on level of experience

Qualifications

  • Previous experience as a regional manager in residential property management with supervisory/management experience is a must
  • Must have a minimum of 5 years as a regional manager 
  • Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage
  • Ability to travel up to 50% of the time
  • Demonstrate excellent computer skills, verbal, math, and reasoning skills
  • Demonstrate strong negotiating and sales abilities
  • Possesses strong leadership, interpersonal, and organizational skills
  • Possesses effective time management skills and attention to detail
  • Knowledge of Microsoft Office products
  • Ability to calculate figures and amounts as it relates to real estate
  • Knowledge of the Internet, Email, and social media as it pertains to marketing of the community
  • Knowledge of property management software, such as Yardi
  • Ability to provide timely and accurate response to clients, Upper Management, and the various Corporate depts

Responsibilities

  • As a Regional Manager, you will be responsible for managing an assigned portfolio of residential communities
  • You will make decisions to maximize income and minimize expenses, and achieve the  overall objectives of the communities in your region
  • You will oversee financial budgeting and reporting, and marketing and leasing efforts for all apartment communities in your portfolio
  • The Regional Manager reports to the Vice President of Operations and CEO
  • The Regional Manager will be responsible for hiring, training, mentoring and leading on-site professionals
  • Responsibilities also include, but are not limited to, planning, assigning, and directing work; evaluating performance; addressing conflicts and resolving issues
  • The Regional Manager’s primary focus shall include, but not be limited to:
  • Oversee operations of the properties in their portfolio to ensure proper company policies and procedures
  • Professionally represent the Company with its clients, employees, residents, and vendors
  • Assist with budget preparation, maintain knowledge of monthly budget variance, and provide a written evaluation of income and expense line items that are significantly over budget
  • Oversee and manage an on-site team in their portfolio
  • Develop a high-quality on-site team through effective recruitment, training, motivation, and coaching strategies
